Some of Adelaide’s best known watering holes, a prestigious Adelaide Hills winery and a trio of retail and hospitality venues on the main street of Hahndorf are among the businesses currently on offer to buyers looking to be their own boss.
Several of the offerings like the Hahndorf Candlemaker and the Cockatoo Valley General Store near the Barossa Valley have been operating for decades, while others include one of three Cafe De Vili’s outlets at Hillcrest, which opened its doors in 2023.
As more Baby Boomers move into retirement age and look to sell off their business ventures, Australia is expected to witness an unprecedented transfer of business ownership in the next few years.
And that means there will be more opportunities for those looking to buy an established business, or acquire something new and carve something out for themselves.
We take a look at some of the more interesting city and regional opportunities currently on the market in South Australia.
NEW LISTINGS
Mismatch Brewhouse
The Victorian owner of Mismatch Brewing is offering publicans the chance to take over its hotel on Whitmore Square, just a year after it took over the craft brewing company from previous owner Mighty Craft.
Both the freehold and leasehold for the Morphett St venue are available to purchasers, including the two-storey venue which stretches across 866sq m of building area on a 485sq m block.
Victoria-based AllPour took over the pub as part of its $7m acquisition of Mismatch and distiller 78 Degrees in April last year.
The hotel, which previously housed Adelaide craft beer brand Sparkke, operates as a brewery and pub, and there is an opportunity for purchasers to retain existing brewing equipment.
Whilst most of Mismatch’s beers are made at Lot 100, some beers are brewed on-site at Whitmore Square where they’re also available on tap.
AllPour is considering relocating to another venue in Adelaide.
Cumberland Arms Hotel and The Gallery
New operators are being sought for two of the city’s best-known watering holes.
The Cumberland Arms Hotel and The Gallery bar, both on Waymouth St, are for sale through real estate agency JLL.
The freehold is also being offered to purchasers, with the venues on offer individually or as a combined investment. No price guide has been given.
Selling agent Ben Parkinson describes the offering as “an outstanding chance to secure established hospitality businesses with prime underlying real estate in the heart of the CBD”.
The state heritage-listed Cumberland Arms Hotel dates back to 1846, with co-agent Will Connolly describing it as a “true icon”.
Recently renovated, the venue has a patron capacity of 731, multiple indoor and outdoor function areas, a large beer garden with a retractable roof and a five-machine gaming room.
The multi-level The Gallery offers 850sq m of gross lettable area with a ground-floor function room, first-floor bar and lounge area, and a rooftop bar with a retractable roof.
The Lane Vineyard

The UK’s wealthy Vestey family has put The Lane Vineyard in the Adelaide Hills back on the market after it failed to sell last year.
The Vestey family, who first bought into the Hahndorf-based vineyard and winery in 2011, are looking to exit the Australia wine industry, as the family seeks to divest assets as part of succession plans.
Offers of about $20m are expected for the offering, which includes 42ha under grape – nearly two-thirds of it with chardonnay, sauvignon blanc and semillon.
The Vesteys are close friends of the royals, with the late Lady Celia Vestey godmother to Prince Harry. George Vestey, the great-grandson of Sir Edmund Vestey, currently serves as director of The Lane.
The Lane sells about 50,000 dozen bottles of wine per year, well up on the less than 30,000 it was producing when the Vesteys bought it, and has 58.38ha of vineyards and a 600 tonne “super premium” winery.
It is also home to an award-winning restaurant and plans are well under way to create a $10m luxury lodge and wellness centre, which would include 20 villas and spa facilities adjacent to the cellar door.

Cafe De Vili’s
Cafe De Vili’s is a household name in Adelaide, synonymous with delectable bakery goods, and now you have a chance to run the biggest of three outlets across Adelaide.
The Hillcrest store, which opened in 2023, is on the market, offering buyers the chance to operate a slice of the iconic South Australian brand.
Open 24/7 at the former Hillcrest basketball stadium site on North East Rd, the business includes a drive-thru service, allowing customers to enjoy their favourite meals on the go.
Selling agent Brett Buckley from Ray White Business Sales says the cafe has built up a loyal customer base, including locals, commuters and travellers.
“As part of the Vili’s network, the business enjoys the backing of an established and respected franchisor, providing ongoing support in areas such as product supply, marketing, and operational guidance,” he says.
“With potential for further growth and expansion, Cafe De Vili’s Hillcrest presents a fantastic prospect for hands-on operators ready to take it to the next level.”
Hahndorf Businesses

A trio of diverse businesses are currently on offer on the main street of the historic Adelaide Hills tourism town of Hahndorf including two eateries and a unique homewares store.
The Hahndorf Candlemaker was established more than 30 years ago, manufacturing and selling award winning candles in the heart of Hahndorf.
Also known as The Candle Shop, the business produces traditional and novelty candles, and sells seven days a week. In addition to candles, the shop sells traditional German folk art, including handcrafted wooden ornaments and nutcrackers.
The business was purchased by the current owners in 2000 and has operated from its current location since 2007.
“The business has received multiple SA Great Innovation Awards for its craftsmanship,” selling agent Melanie Winter from Raine & Horne Business Sales says.
A couple of shopfronts north of The Hahndorf Candlemaker is Herbees Garden Cafe, a fully licensed cafe and restaurant located next to the busy post office.
The cafe has been operated by the same owners since 2011, and features a full-length verandah, leafy courtyard and space for up to 50 customers.
The sale also comes with the option of leasing another building at the rear of the property.
Meanwhile, further south on Mount Barker Rd, Il Mulino Pizzeria and Rosticceria is another eatery on the lookout for new operators.
Established in 2022 by the current owners, the restaurant is known for its authentic Italian menu featuring specialties such as Pizza al Taglio (long tray pizza), Porchetta (roast piglet), and a variety of Italian dishes.
General Stores - Cockatoo Valley and Langhorne Creek

Two general stores are on offer to interested buyers looking for new beginnings in regional areas north and south of Adelaide.
The Cockatoo Valley General Store, near Lyndoch on the southern boundary of the Barossa Valley, has been put up for sale for the first time in 43 years.
The freehold and business are on offer, including a four-bedroom home, general store selling general household items and take-away food, post office agency and retail fuel offering.
Cockatoo Valley General Store is also a licenced gas distributor and has supply agreements with many households in Cockatoo Valley and surrounding area.
It offers “an idyllic peaceful rural lifestyle with a most diverse range of retailing opportunities for the entrepreneur”, according to selling agent Robert Moore from Elm Property National.
Meanwhile at Langhorne Creek, the longstanding general store in the town has evolved over the years into a cafe and take-away business, complemented by a small selection of grocery lines.
Selling agent Tony Iasiello from Raine & Horne Business Sales says the business generates steady sales of around $7000 a week.
“While the current trading hours sustain both income and lifestyle, there is potential to extend hours and expand services for a motivated owner.”
Coorong Cabins
Coorong Cabins is located in the heart of the famous Coorong National Park.
Owner Mik Batki established the business in 2016 but is now looking for a new operator to take over the business.
There are two cabins on the property, as well as an owner’s residence.
Mr Batki took to social media to inform followers about the planned sale.
“After almost nine years of operating Coorong Cabins, winning multiple awards and experiencing a couple of minor health issues, I have decided to sell my pride and joy,” he wrote on Facebook.
“This will be a walk-in walk-out opportunity, complete with future bookings to July 2026, for someone looking for the ultimate Coorong change. Nothing to do, just take over where I left off.”
The 9000sq m property is located south of Meningie in peaceful Woods Well, and features a five-bedroom home, and two self-contained cabins with kitchenettes and bathrooms.
