Western property continues to soar as sales move online for shutdown
The western suburbs property markets shows no signs of slowing down, with a price record set for Birkenhead with the sale of a cracking character cottage.
Real estate prices out west continue to hit new benchmarks with a record made at Birkenhead on the weekend, with a three bedroom stunner going under the hammer for $790,000.
Harcourts Smith Semaphore owner Kate Smith said what made the Roberts St sale exceptional was the size of the home’s block.
“We knew this property was special – it’s stunning and finished to an exceptional standard – but the limiting factor was it’s size at 440sq m,” she said.
“This type of sales result we usually only see on the bigger blocks.”
The auction drew 25 registered bidders.
Four of those were interstate bidders and the home went to an interstate buyer.
Ms Smith said there was also strong local interest.
Some of the features of the home included decorative fretwork, porch tiles, leadlight entry and plantation shutters.
According to CoreLogic data, the home last sold in 2017 for $535,000.
The suburb record was previously held by 2 Moore St – a four bedroom, three bathroom home – which sold for $745,000 in 2016.
With the strength in the market, auctions are still going forward this weekend, despite the statewide lockdown.
Ms Smith said her business has five auctions going ahead this week, at Semaphore Park, Largs North and Largs Bay.
“We’re quietly confident we’ll get the results we’re expected to get (despite the lockdown),” she said.
“There’s no doubt having bidders in front of the property, and having that atmosphere of an auction can influence the result, but we’ve already had a lot of interested buyers reach out and say they want to bid.
“Everyone seems very comfortable going online.
“You can still see the auctioneer and other bidders so it’s still a very transparent forum.”
