There are fewer than 100 vacant blocks of land available along Adelaide’s metropolitan coastline - check out the map to find out where.
The South Australian real estate market has been hot with fierce competition for properties pushing up prices to dizzying heights.
But for people wanting to make a sea-change and build their house near the metropolitan coastline, the dream of finding a vacant block of land is close to impossible.
There are fewer than 100 empty sites within 200m of metropolitan beaches in suburbs stretching from North Haven in Adelaide’s northwest to Seaford in Adelaide’s, south according to property data supplied by Land Services SA to The Advertiser.
Pure beachfront land is even more scarce with slim pickings along the 32km of metropolitan coastline.
The Advertiser has mapped all land classified as vacant using property records held by Land Services SA (LSSA) as of May 6 this year.
The information would usually cost the public thousands to access but we have been able to provide the service at the cost of a subscription thanks to a partnership with Land Services SA.
On realestate.com.au were limited blocks for sale within 200m of a metropolitan beach among them:
An 860sqm block at Tennyson on offer for $1.8m to $1.9m;
A 424sqm block at Moana just a few doors up from the beach.
Two 400sqm blocks at Port Noarlunga and a;
A 960 sqm Esplanade block in tightly-held Somerton Park with no asking price
Venture beyond Adelaide and househunters are spoiled for choice for properties on or near the coast.
On the Yorke Peninsula 654 blocks were located within 200m of the nearest beach and nearly 200 on the Fleurieu Peninsula according to the LSSA property data.
More than 60 blocks are registered in popular South East summer holiday destination Robe.
Owens Casserly Real Estate agent and Henley resident Linda Van Hoof said that there were “slim pickings” for land near the beach.
“There’s nothing really available and it rarely comes up,” she said. “If you look between Tennyson and West Beach there’s hardly any properties.”
She said buyers of beachfront properties in Henley Beach were paying more than $4000 sqm.
“And that’s a property with a house on it that doesn’t have any value,” she said.
Ray White Findon’s principal Attilio Cavuoto, who is selling the Tennyson block, said the property has been vacant for 17 years but the vendor was in no rush to sell after rejecting a strong offer on the land six months ago.
“He said he’ll just hang out and see if I can get $1.8m to $1.9m,” Mr Cavuoto said, adding the owner is paying about $7000 in council rates on the land.
Craig Smith of GaryJSmith Real Estate sold a “rare” 850 sqm Port Noarlunga South esplanade block for $950,000 at auction March.
“Everyone wants to be on the beachfront but now more than ever, with Covid people want a sea-change,” he said. “We’re finding we’re getting inquiries from interstate as well, people can see the value in our seaside land.”
Professionals Christies Beach managing director Kevin Barry said there was very little beachfront property on the market in the area and when it does go for sale it’s “on for young and old”.
“In Christies Beach when blocks to come to market they do go for a reasonable figure,” he said.
