Two suburbs in Adelaide’s west named the state’s fastest sellers

West is best when it comes to fast house sales.

According to CoreLogic, for suburbs with a minimum of 20 sales to April, both Brooklyn Park and West Croydon had the shortest time on market, with homes selling on average in 22 days, from 43 and 55 sales respectively.

Old Reynella, in Adelaide’s south, is home to the state’s second fastest-selling houses. Properties there sold, on average 23 days after hitting the market, while Evanston, Davoren Park, Lobethal, Pooraka and Salisbury East all shared a five-way tie for third place.

LJ Hooker real estate agent Julian Rullo said the western suburbs’ proximities to both the city and the sea were second-to-none.

“Brooklyn Park in particular is very tightly held, so as soon as something comes up it gets snapped up,” he said.

“We’re seeing a lot of interest from first homebuyers trying to break into the market.

“There are a lot of character homes in the west and they’re really popular with renovators.”

Mary Rossi is currently selling her mother Caterina Piscioneri’s 6 Drummond St, Brooklyn Park home of 30 years and said she hoped it would sell quickly.

“It’s a quiet area and you’ve got Lockleys up the road, Fulham’s nearby and Henley Beach is close, so it’s a nice area but without the price tag of those suburbs,” she said.

Across Adelaide, houses are selling more than 30 per cent faster than this time last year – typical days on market sits at around 32 days, down from 45 days in the same period last year.

For regional SA, days on market have more than halved from 102 days, to 49 days.

CoreLogic head of research Eliza Owen said Adelaide and regional SA have seen higher levels of housing demand amid low interest rates, accumulated household savings through Covid and limited availability of listings, dramatically reducing the time it takes to sell a property.

“Most of the fastest-selling suburbs in regional SA are actually across the south east of the state, including Goolwa Beach and Middleton, which are coastal suburbs within reasonable commuting distance of the CBD,” she said.

“This reflects many of the characteristics that have been popular with buyers through Covid-19, as the normalisation of remote work has seen many households opt for a tree change or sea change destination, that is still reasonably connected to high amenity urban centres.”
