TASMANIA’S property market continues to explode and set countless records in the process, but there’s a bargain to be had if you’re willing to think outside the square.
Hobart’s median house price is now $621,102 and climbing, more expensive than other Australian capitals Brisbane, Adelaide, Perth and Darwin.
But Tasmanian and interstate buyers considering a quiet life away from the hustle and bustle of city living will find an array of very affordable homes on the state’s west coast.
In stark comparison, about 3 ½ hours drive from Hobart in Queenstown, you can find a three-bedroom home for $130,000.
Property agent Rodney Triffett of Harcourts grew up in the town and has already seen plenty of change in his four years in real estate to date.
“When I first started we had about 50 properties for sale just in Queenstown and it was very hard to sell a property,’’ he said.
But Mr Triffett said since construction started on mountain bike tracks at Queenstown’s Mount Owen, the market had “flipped on its head” and prices were on the way up.
“Half of my properties don’t even go onto the market. There’s a lot of investors looking around, especially for AirBNB,’’ he said.
“From what it was in the past, it’s completely turned over.”
Nevertheless, for buyers looking to break into the market, Tasmania’s west coast represents a unique opportunity.
“It’s one of the most affordable places in Australia,’’ Mr Triffett said.
“If you love the outdoors and the peace and quiet ... that’s one of the reasons I live down here, I love it.
“The arts community is growing quite a bit as well and we have The Uncomformity festival. We’re not just a mining town anymore.”
Mr Triffett said the region’s geography also offered the attractiveness of being further shielded from the effects of coronavirus, at least in theory.
“I talk to a lot of mainlanders and we usually end up in a discussion about coronavirus, and I tell them if you are living on the west coast and didn’t tune into the news, you wouldn’t know. It’s business as usual here,’’ he said.
In Tasmania’s far north-west, Casey Spinks said his agency, Spinks Property Services, was going through probably its busiest ever period.
One of his current listings is for a three-bedroom home, with offers over $200,000.
“We’ve gone from having 10 times more listings before Covid, to the least amount of properties on the market we’ve ever seen now,’’ he said.
“Obviously, everywhere prices are going north.”
Based in Smithton, Mr Spinks said there was strong confidence in the local market currently.
“We’re still affordable compared to the bigger centres and the buyers start looking out,’’ he said.
“It's a bit of a ripple effect and we’re probably several months behind the cities.
“Investors are looking as well and rent prices have lifted, and the demand has been really high.
“That’s probably been driven a bit from the industries here, in particular Greenhams [meatworks] and dairy farms are pretty strong here as well with a lot of overseas workers.
“I think it’s a good community to live in. It’s relatively safe, a pretty good lifestyle and good community spirit.
“If you’re into the outdoors you’ve got the west coast for fishing and bushwalking. It’s just your typical Tassie town, it’s a great place to live.”
Mr Spinks said like many other parts of Tasmania, quick sales were being seen.
“If it’s good value, they will sell within a couple of days of going on the market,’’ he said.
“I had four sold last week that didn’t even hit the market. I was able to find buyers for them before we laid them on the website and in advertisements.”
