City slickers are turning their backs on the big smoke in search of cheaper mortgages and better lifestyles with some remote Queensland locations recording house price growth of more than 30 per cent over the past year.
The Noosa hinterland suburbs of Pomona, Cooran and Cooroy have been the biggest winners of the housing boom in the past 12 months, according to new suburb-by-suburb home value data from CoreLogic.
Hot on their heels are the rural localities of Kandanga, Kilkivan and Victory Heights in the Gympie region, where house prices have jumped a whopping 30 to 35 per cent, but are still extremely affordable.
The median house price in Gympie is $345,885, while in Victory Heights, it’s only slightly more expensive at $404,941.

Beachside Sunshine Coast suburbs like Caloundra, Marcoola, Buddina and Birtinya have also recorded strong growth, while Currumbin Valley and Mermaid Beach on the Gold Coast have been standout performers.
CoreLogic head of research Eliza Owen said the normalisation of working remotely had enabled many people to make their ideal sea-change earlier than expected.
“(These areas) present a very different lifestyle for people looking to escape extended lockdown conditions,” she said.
“I think, potentially, (people are looking for) a more affordable, achievable lifestyle, given some of those waterfront suburbs can be very expensive.”
Property analyst Terry Ryder from hotspotting.com.au said the exodus to a more affordable lifestyle was a trend that had been exacerbated by the pandemic.
“Pre-Covid, living in a regional town and working for a city-based company may have
seemed impossible, but the past 12 months has shown both employees and employers that
they can effectively work from home and no longer need to battle peak hour traffic to be
productive,” Mr Ryder said.
Mr Ryder said regional areas offered owner-occupiers and investors more bang for their
property buck.
Herron Todd White director Stuart Greensill said the Gympie region had “really done well” over the past six to 12 months.
“Affordability and value for money are the drivers in this region and the improved highway has helped to connect to the coast, letting buyers make the shift up north,” he said.
Further south, he said housing estates like Aura at Caloundra South and Harmony at Palmview were generating strong interest and sale results from both owner-occupiers and investors.
