A planning application submitted to the City of Greater Geelong revealed the bid for a staged subdivision of the Heales Rd land, to be separated into four lots ranging from 59,200sq m to 66,700sq m.
The city owned land is located in the city’s Geelong Ring Road Employment Precinct (GREP), earmarked to be transformed into a “high amenity industrial area suited to the needs of advanced manufacturing and production support industries”.
“The proposal is an advancement of the Heales Road Industrial Framework Plan and proposes to supply the GREP area with industrial land opportunities which are suited to the needs of ‘todays’ advanced manufacturing and production support industries,” planning documents noted.
“The application proposes the subdivision of the site into four proposed allotments to facilitate future industrial development which are of a feasible size to sell.”
Planning documents included an estimated cost of $1.2m for any development for which the permit was required, while application plans also included layouts of major developments on two of the four lots – suggesting developers had already snapped up half of the land.
A planning report also suggested the city had already moved to sell off some of the land, with “details of the contract of the sale from Geelong Council to the future owners” submitted to the city.
