A grandmother's home for 62 years has fetched a whopper sum at auction, with tears all round from the young couple who searched seven months for it as well. Over 70 properties are being auctioned off across Brisbane today, with millions changing hands already.

A three-bedroom house in original condition in high demand Kelvin Grove saw tears aplenty by the families of both buyers and sellers, for one party ending a long search for a dream home and for the other ending an era of loving hugs at Grandma's house.
Marketed as "lovingly maintained and ready for a new family to call home", the property attracted 12 bidders keen to grab a piece of a hot school zone, according to agent Tamara Lee of Ray White Ashgrove.
"It's been Grandma's house for the last 62 years. A phenomenally gorgeous family," she said. "We had 12 registered bidders on that property."
"The reserve was $820,000 which was our highest offer prior to auction, and we sold it for $937,000."

Tears flowed when the young buyers were confirmed as the successful winners of the auction.
"They're owner occupiers that have been bidding solid for nearly seven months," Ms Lee said. "They could not have been more delighted. They had their whole family with them. It was just beautiful".
Ms Lee said the market was moving fast. "Two weeks earlier the neighbouring property at 11 Victoria Street sold for $900,000 on 25 per cent bigger land so we smashed it today."

One of the most exciting properties going under the hammer Saturday was a giant 1,088sq m block with a three bedder on it in hot waterfront suburb Brighton in Brisbane's north.
On the market for the first time in almost six decades, the property was marketed as having "unlimited potential".
Three bidders were drawn to it with the property eventually selling at auction for $750,000.
"Blocks of this proportion are all but extinct locally, and the few which do still exist are tightly held and almost never released for public sale" was how agents described it.

A classic 1930s Queenslander on a 810sq m block attracted 14 bidders to what agents considered as a house that's usually so tightly held it's "virtually impossible to secure".
Ripe for renovation and with splitter block possibility the property sold for $1.87m.
"The home is in good condition and can be lived in now, however you could also embark on a full scale renovation and turn this modest home into the suburbs finest," was how agents described it.
The property is close to Kedron Brook, Grange Library Park and walking distance to local primary schools.

A three bed weatherboard home on a large block has sold under the hammer for $463,000 in Acacia Ridge, a market that realestate.com.au classifies as being "very high demand" with over 937 views per listed property.
Agent Bevin Powell of Ray White Annerley saw seven registered bidders at the auction.
"It sold $33,000 above reserve," he said. "First home buyers from Moorooka."
The bidders had waited patiently for the auction which was delayed last week due to Covid-19 restrictions.
The median house price in Acacia Ridge at present for three bedders is $430,000, according to realestate.com.au. The property is close to a local shopping centre and Grenier Park, with a bus stop and Souths sports club walking distance away.

A seller who held out when tempted with a best offer of $1.35m prior to auction has managed to get $210,000 more under the hammer as owner occupiers came out in force for Brisbane house auctions.
This property was always going to be highly contested given the high offer made prior to auction ($1.35m) and the fact that 60 groups came through during the four week campaign.
It sold under the hammer for $1.56m after 16 bidders registered, with agent Tamara Lee of Ray White Ashgrove very pleased the owners decided to stick it through to auction.

"We had just on 60 groups through that property in the last four weeks and the auction was set to the fourth saturday, so that's one in three that participated in bidding for auction. It's phenomenal."
Ms Lee said given the highest formal offer prior to auction was $1.35m "it pays to go all the way" for sellers. "Quick is not always the best, competition will give the seller the best price."
"We had only one buyer that was outside of Brisbane, based in Sydney, but everyone else was local to Brisbane. The actual purchaser was an investor but only for 12 months due to their own personal circumstances but they do live locally. Over 70 per cent were owner occupiers."
Ms Lee's advice to those hunting for property in the current hot market was "put your blinkers on and run your own race, stay strong".

Realestate.com.au shows the median house price for three bedders in Boondall was $577,500 two weeks ago. Formerly known as Cabbage Tree Creek, the suburb has seen prices rise 21.1 per cent in the past five years, according to CoreLogic.

A whopping 17 bidders turned up to claim this solid three bedder brick home with loads of potential for growth and redesign. Auctioneer Justin Nickerson of Apollo Auctions handled the bids which opened at $800,000 then moved to $850,000, $870,000, $880,000, $900,000, before jumping in $10,000 increments to $940,000.
Bidders then fought it out in $5,000 amounts before "a crazy price" of $970,000 became the winning bid.
The property was said to be perfect for renovation and redesign, generating strong interest from families looking for a foothold less than 10km from the Brisbane CBD.

With strong owner occupier demand in the Mitchelton area, this property attracted strong interest from families, with agent Meghan McVeigh of Ray White Alderley seeing over 40 people attend, with four registered bidders.
The home sold under the hammer for $697,000, off a motivated seller who had picked up the postwar corner block home for $320,000 18 years ago.
“The market is moving in Mitchelton and many buyers are looking to obtain a home in a high family valued area,” Ms McVeigh said. “We had a successful marketing campaign and a very motivated seller. A short three week campaign with a Covid lockdown interruption and we still managed a fantastic result.”

The block of four units close to Greenslopes Private Hospital fetched $1.755m under the hammer with seven bidders registered.
“It sold for $1,755,000, a lot of buyers looking for this type of asset,” Mr Najzar said. 
“A local buyer bought it. Went on the market at $1,730,000 and then another buyer joined in at $1,740,000 and bidding finished $1,755,000.”
