A GROVEDALE landowner is poised to cash in on the popular suburb’s real estate boom, revealing plans to subdivide one of the last remaining major landholdings in the area.

A planning permit application lodged with the City of Greater Geelong has unveiled the property owner’s bid to subdivide their 11,030sq m Austin Place property into 14 blocks.

“The site exists within the already developed Hillview Heights Estate in Grovedale and was intended for future subdivision under the original subdivision (PP-187-2010),” planning documents noted. “The properties surrounding the site have existed for approximately 5 to 10 years.”

“This land parcel is part of the original residence which has remained on the landholding since the commencement of Hillview Heights estate.

“The subject site is currently occupied with two single storey detached dwellings, one constructed of brick, which is to be retained with Lot 4, and the other weather board which is to be removed. There are also multiple sheds and outbuildings located on the subject site which will be removed.

“The subject site will be subdivided into 14 lots, one lot (Lot 4) will retain the existing single storey brick dwelling and be substantial larger in size (2155sqm), with the rest ranging in size from 615sqm to 841sqm. No internal roads are proposed with this application, as the lots will utilise the already established road network and surrounding services.”

The large landholding is zoned General Residential Zone – Schedule 1 (GRZ1) and has no overlay controls, with the landowner proposing to remove a large Melbourne Yellow Gum as part of the subdivision.

The planning permit application will remain open for community comment until August 31.
