Cairns childcare centre development: Redlynch home set for demolition
A sprawling relic of the city’s big-yard past is finally about to fall to the pressures of urban expansion – but it will be a very cute fall to say the least.
A SPRAWLING relic of the city’s big-yard past is finally about to fall to the pressures of urban expansion – but it will be a very cute fall to say the least.
The old weatherboard home at 48-52 Redlynch Intake Rd sits on more than 3000sq m as a reminder of the large properties that were once the norm around Redlynch.
It has duplexes on one side, a unit block on the other and all around it the kind of smaller-block homes and apartment complexes that come part and parcel with population growth.
Long-term owners Alan and Ivy Rigg – the latter a veteran champion vegetable grower in the Cairns Show horticulture pavilion – are planning a major redevelopment.

Redlynch Properties Pty Ltd has lodged plans to remove the current home from the site to replace with a large childcare centre.
“The centre will operate from 6am to 6pm Monday to Friday and Saturday mornings, will employee 14 staff and have a capacity of 100 children of varying ages,” the application states.
“The proposed development will also offer outside of school care hours childminding with the number of children who can utilise this service capped at 15, although this number will not exceed the maximum cap of 100.”
The developer contracted location research consultants Business Geographics to conduct a needs assessment report that found the project would help retain childcare in Redlynch “that is currently being redirected to other facilities elsewhere”.
“At current forecasts, it’s estimated the major catchment could support an additional 70 – 100 place centre at the subject site,” the report stated.
“An increase in supply of this order would be sustainable without having significant negative impacts on the existing supply network.
“Moreover, recent budget announcements meaning half of Australian families will be eligible to receive a 95 per cent subsidy for their second and subsequent children is also expected to have a positive impact on childcare demand in this market from July 2022 onward.”
