Homes, schools, retail, rail: Mega masterplanned communities set to transform SEQ

Two massive masterplanned communities will transform southeast Queensland with more than 10,000 homes, news schools and rail stations planned.

Two Southeast Queensland housing estates that will deliver more than 10,000 homes are a step closer to a construction date.

ASX-listed Mirvac Group has finalised a project delivery agreement with Pioneer Fortune to develop a $2bn masterplanned community at Monarch Glen in the Logan City Council area on a 1000ha site south of Brisbane.

The project has the potential to deliver over 7300 residential lots, along with key social infrastructure, including state primary and secondary schools, multiple neighbourhood centres, and a proposed rail station, which will be complemented by a retail offering and extensive green open space.

The site is close to Mirvac’s Everleigh project in Greenbank and, subject to development approvals, the company expects to launch the development in the 2025 financial year with first settlements forecast to occur in 2027-28. It will be Mirvac’s largest masterplanned community to date in Queensland.

Mirvac’s general manager – residential development Queensland, Warwick Bible said housing supply remains a critical issue.

“This project is aligned to the Queensland Government’s Shaping SEQ 2023 blueprint to deliver 900,000 new homes in Queensland’s southeast by 2046,” he said. “The site is a significant zoned landholding in Queensland and part of the State Government’s Greater Flagstone Priority Development Area.”

Mirvac intends to preserve a large green corridor within the project spanning over 400ha, providing a significant opportunity to regenerate and enhance the existing habitat and support a biodiverse environment.

Further south on the Gold Coast Walker Corporation’s future masterplanned community, Lakesview Robina will have a streamlined development assessment pathway.

Lakesview is set to deliver 2750 homes under the Queensland government’s State Facilitated Development program, which fast tracks housing on land that is well-located with access to parks, essential services, and public and active transportation.

The SFD pathway streamlines approval processes for ‘shovel-ready’ projects like Lakesview on infill land, which boosts housing supply faster, with diversity and affordability, as well as encouraging transportation mode shifts.

Walker director and group executive of development Peter Saba said his project team were working with all levels of government to accelerate the delivery of homes.

“Lakesview Robina is zoned for residential development and we’re ready to get going on delivering 2750 apartments and townhouses for young families, key workers and first home buyers in an outstanding lifestyle region close to public transport, universities, great schools, employment hubs, and the council’s Greenheart,” Mr Saba said.

“The South East Queensland Regional Plan outlines a total of 161,700 homes needed over the next 25 years, which equates to around 6500 homes per year, and 60 per cent of this target is expected to come from infill sites like Lakesview Robina.”

Walker will progress with plans to submit a Preliminary Approval Application to increase the number of dwellings in the masterplan from 1500 to 2750, including about 550 affordable homes and over $150m in community infrastructure.

Walker has been working with expert consultants to develop advanced plans and will submit its final proposal to the Queensland government in early 2025.

The $1.2bn Lakesview Robina will provide a diverse range of housing and will feature over 50ha of open space, including 15ha of lakes and wetlands, surrounded by pedestrian and cycle pathways connecting to All Saints Anglican School, the City of Gold Coast’s 257ha Greenheart Parklands, Robina Train Station and the nearby town centre.

The development will also include a central landscaped plaza and a community clubhouse with a pool and recreation facilities, creating an energetic hub for current and future Robina residents.
