It’s a tennis court with no house, what could it cost? $8.2 million

In the stratosphere of Australian real estate, the Mornington Peninsula clifftop occupies rare air.
A block of land in upmarket Mornington has been listed with only a tennis court and price hopes of $7.5 million to $8.2 million – several times the suburb’s median house price.
Rarely do blocks in this position come onto the market, and when they do, even locals clamour for the chance to shift digs a few doors up to one of Australia’s most sought-after addresses.
Mornington’s median house price is $1.15 million – a lift of more than 46 per cent over five years, and 4.5 per cent over the 12 months to June, Domain’s latest House Price Report shows.
The record on the Mornington Peninsula is held by a clifftop property in Sorrento, which fetched $30 million in 2022, setting a new benchmark for the prestige market in this district.
A sprayed forehand during a spirited game on this Mornington block would end up in Port Phillip Bay, so close is the grass court – edged in lavender, fragrance wafting on the breeze – to the water.
The listing, on the books of McEwing Partners, marks the first time the sweeping parcel of land has been on the public market, the Domain campaign reveals.
An auction is scheduled for midday on September 8, with a price guide of $7.5 million to $8.2 million.
Public records show the land is part of the deceased estate of Cecile Mangan, who was married to the late Lou Mangan, former managing director of Carlton & United Breweries.
At 3576 square metres, it is substantial enough for a significant new home, while keeping a large portion of the vast, bay-view grounds.
“With a rich history and unrestricted by heritage overlays, this property presents an enticing proposition to either preserve its legacy or embark on a new architectural endeavour,” the listing managed by Quentin McEwing, Marcus Gollings and Kelsi Culhane explains.
The buyer may also elect to purchase one or two adjoining blocks – which have houses on them – to take their total acquisition to 10,205 square metres.
Portsea, about a 45-minute drive from Mornington, once held Victoria’s house price record. Toorak, in Melbourne’s inner-east, now holds that title – but for luxury holiday homes, the Mornington Peninsula, and Portsea in particular, are at the top of the pile.
