AS HOUSING groups and politicians plead to extend the eviction-free period as rents spike for family homes, there are still plenty of cheapies available.

Here’s 10 of the cheapest Hobart homes to rent not far from the CBD, under the median rent of $500 a week with at least two bedrooms.

Politicians, housing groups seek eviction-free extension

THE moratorium on evictions for the non-payment of rent must be extended because tenants are still suffering from the economic effects of the pandemic downturn, the Greens say.

Greens leader Cassy O’Connor has written to Premier Peter Gutwein asking that the moratorium – due to expire in two weeks – be extended for another two months.

Mr Gutwein yesterday said he would stand firm on plans to end the ban on evictions at the end of the month.

Mr O’Connor described the combination of the expiring protections, economic hardship, rising rents and low availability as “a perfect storm”.

“We’re hearing from tenants who are telling us that they are terrified of the expiry of those protections. They are worried about being evicted into homelessness,” she said.

“This is a very, very serious and urgent matter. What we’re seeing is an increase in rents – average rents for houses in Hobart over the past two months have gone up by around $45. We’ve still got almost 50,000 Tasmanians who are either out of work or want more work.

“There is no way the Gutwein government can say that Tasmania has recovered from the pandemic and therefore there is no justification for removing those protections on the 31st of January.”

Ms O’Connor said she understood that some landlords were suffering economic hardship and they too should be looked after by the government.

“Access to secure housing is a fundamental human right and if these tenancy protections do end on the 31st of January, we are extremely worried about the social fallout,” she said.

Premier Peter Gutwein said the government had not been moved by pleas from Ms O’Connor or a similar appeal from the Tenants’ Union of Tasmania, Shelter Tasmania, Anglicare Tasmania and the Tasmanian Council of Social Service.

He said economic circumstances had change since the beginning of the pandemic and he state’s economy was on the rise.

“Certainly at this stage is not our intention to extend past the end of January, but we’ll continue to remain engaged with stakeholders on both sides of this,” he said.

Hobart rentals costing up to $900/week in new squeeze

THE state government is standing firm on the end date for COVID-19 related protections for renters, following a plea from the community sector for the protections to be extended.

A moratorium on rent increases and on the eviction of tenants for failing to be able to pay their rent is due to expire on January 31.

A coalition of community sector organisations is urging the state government to follow other jurisdictions by extending the protections until the end of March.

In a letter to Premier Peter Gutwein, the Tenants’ Union of Tasmania, Shelter Tasmania. Anglicare Tasmania and the Tasmanian Council of Social Service said they feared people who had lost their jobs during the COVID-19 downturn faced eviction.

“It will also result in rent increases for tenants who simply cannot afford any rent increase at this time,” the groups said.

The groups also want tenants in financial hardship to be able to reapply for the $2000 payment under the Residential Rental Relief Scheme.

Landlords have argued strongly against any further extension to the no evictions for rent arrears arrangements, saying Tasmanian landlords are collectively owed hundreds of thousands in arrears.

A spokesman said the state government would consider the matters raised by the groups.

“While we understand that circumstances associated with the pandemic can change very quickly as seen in other states, we have already stated publicly that it is not our intention to extend the protections beyond January 31 unless circumstances in Tasmania were to change,” he said.

“Our support packages for landlords and tenants have been among the most generous in Australia, and have helped to remove more than 79 per cent of rent arrears from the residential tenancy market.”

While the COVID-19 related downturn and travel bans had some impact on easing the Hobart rental squeeze, rents remain sky high near the city in response to continued demand.

Three bedroom homes in Hobart and surrounding suburbs are being advertised for between $500 and $900 per week.

The most expensive rental on the market at the moment is a four-bedroom, three-bathroom home in Sandy Bay, costing $1125 a week.

In West Hobart, you can get a five-bedroom family home for $950/week or a furnished three-bedroom, two-bathroom home for $895/week.
