TWO of TasTAFE’s key Launceston city campus sites have been listed for sale as the training and education provider moves its operations out of the CBD to Alanvale.
The enormous historical offerings include the three wing, 4928 sqm art deco building constructed about 1920 as the Launceston Technical College.
The brick building sits on a 5403 sqm corner site at 10-16 Wellington St.
The two and three storey wings with timber floors surround an open air car park with 30 spaces within more than 1000 sqm of landscaped grounds.
The property information memorandum prepared by Shepherd and Heap Pty Ltd said the site lends itself to a new multi level construction and the layout and configuration of the property suits a hotel development, residential conversion, allied health or general mixed use development subject to council and zoning approval.
It sits 300m from the Brisbane St mall and a 400m walk from Launceston Seaport through Royal Park.
The northern three storey wing was a later addition to the site of concrete post and beam construction.
The memorandum highlights “commanding views” form the upper level of the northern wing across Royal Park and the Tamar River.
“All structures are in good repair having been regularly maintained,” it says.
The new owner will take vacant possession of the site at settlement.
The old Wellington Square school site across the road at 3/93 Paterson St is also being sold.
Across three buildings in the lot there is 1234 sqm of building area.
Shepherd and Heaps reported the “commanding double storey brick building” has undergone extensive refurbishment, but retains important heritage features.
It includes a hall which has been developed into two large main rooms which the agent says are ideal for additional office space or separate income producing tenancies.
Alternate uses could include mixed use development, including residential, education or allied health – subject to council approval.
It is currently zoned 17.0 Community Purpose under the Launceston Interim Planning Scheme 2015.
Shepherd and Heap Commercial director Blake Shepherd said the company was excited to start marketing the “iconic assets” and interest will be strong from a spectrum of the marketplace.
“There is no doubt that both properties are extremely well known and represent rare development opportunities in our tightly held City,” he said.
The properties were most recently used as part of TasTAFE’s Launceston Campus and is being vacated as the institution transitions to a new Alanvale Campus in the city’s northern suburbs.
