Househunters struggling to secure property may have a better chance in the next few months, with listings in some Adelaide suburbs on the rise in the lead up to the spring selling season.

Latest PropTrack data shows there was a sharp increase in fresh stock on the market across some areas during the three months to June compared to the same period the previous year.

Property experts say they are still increasing and believe the trend will continue in the lead up to the traditionally busy spring period.

Roseworthy had the largest rise in properties hitting the market, according to the data, with a 160 per cent jump, followed by Two Wells and Angle Vale at 135 per cent and 68 per cent respectively.

Lightsview (45 per cent) and Davoren Park (42 per cent) rounded out the top five.

Meanwhile, Parkside recorded the largest decrease in new listings at 60 per cent, followed by Broadview (52 per cent) and West Beach (51 per cent).

PropTrack economist Angus Moore said while listings across Adelaide as a whole were down 18 per cent in June compared to the same time last year, some areas were bucking the trend.

“We’re seeing fewer new listings than we were this time last year but we’re not seeing that everywhere, there are certainly some suburbs that are seeing more stock,” he said.

“It’s in the north and to a lesser extent the west where we’re seeing that.”

Mr Moore said spring was normally when the market peaked so he expected more properties to be listed for sale in the next few weeks.

Ray White Barossa-Two Wells selling principal Jamie Wood said the number of properties up for grabs in Two Wells was on the rise but there weren’t many to begin with.

He said many people were putting their homes in the suburb on the market now to take advantage of rising prices.

“It’s seller confidence,” he said.

“We’re expecting it to get slightly busier throughout spring.”

Homeowner James Versari is among those selling at Two Wells to make the most of rising prices.

He built his property at 19 Walter Ave in 2014 and kept it as an investment property after moving to the suburb’s Liberty Estate.

“I kept that one as a rental, now it’s a decent time to sell so thought I’d cash in and pay off my mortgage,” he said.

With the Northern Expressway making it easier to access the city and further development in the area, he said it was a good place to live.

“I do enjoy living out here,” he said.
