While the $1 million-plus price tags of many Tassie suburbs are out of reach, there are some homes for sale for as little as $155k. Here’s where to find a bargain >>

A JAW-DROPPING $1.291 million separates Tasmania’s cheapest and most expensive suburbs to buy a house in the Apple Isle.

Exclusive new data from PropTrack has revealed the cheapest places to buy a home in Tasmania, with Rosebery offering the cheapest median house price at $160,000.

At the other end of the spectrum is Battery Point, where the average house will set you back an eye-watering $1.451 million, and that’s after a 9.8 per cent fall in house prices from the past 12 months.

But for those looking for a bargain, a two-bedroom cottage in Rosebery, on the west coast north of Queenstown, is currently listed for $155,000.

Queenstown is Tassie’s second cheapest place to buy with a median house price of $217,000.

The cheapest house on the market in Queenstown is a three-bedrom house listed for just $105,000, but it is not for the faint-hearted.

On a 237sq m block, with panels on the exterior falling off, while inside is a hodge podge of wall coverings, and the flooring is missing in one of the rooms.

Most of the houses on the market in the growing tourist town need some much-needed elbow grease.

Acton comes in as Tassie’s third cheapest place to buy a home with a median house price of $339,000, followed by Ravenswood ($353,000) and George Town ($362,000).

Semi-rural Acton, near Burnie, had a population of 1377 during the 2021 Census, and has a milk bar and an IGA supermarket.

The cheapest house is a dated 3-bedroom house that is listed for offers over $240,000.

“Properties in this price range are scarce as hens teeth and it is easy to imagine what could be done to make this house into a really beautiful modern home again,” the listing says.

Meanwhile, the cheapest property in Ravenswood is listed for offers over $205,000, but there’s a catch.

You can’t live in it.

“The existing fire damaged structure has been partially cleaned up and the flat site scraped clean,” the listing says.

Pictures show that a shell remains, but a previous DA allowed for two dwellings to be built on the site.

In Australia’s third oldest European settlement, George Town, which is located near Devonport, a three-bedroom house with a tenant in place until January is listed for offers between $250,000 and $260,000.

On a 668sq m block, it needs some TLC but is otherwise in what appears to be pretty good shape.

Rounding out the top 10 cheapest places to buy in Tasmania are Smithton ($363,000), Scottsdale ($363,000), Beauty Point ($413,000), Somerset ($430,000) and Sheffield ($440,000).

In Hobart’s inner ring, the cheapest suburbs range from $670,000 (Moonah) to $935,000 (New Town).

Lindisfarne ($820,000), South Hobart ($864,000) and Lenah Valley ($923,000) round out the top 5 cheapest inner ring suburbs.

In the middle ring suburbs, Risdon Vale ($485,000) is the cheapest, followed by Chigwell, Rokeby, Glenorchy and Berriedale.

For those willing to look further afield, New Norfolk ($460,000) is the cheapest suburb in Hobart’s outer ring, followed by Bridgewater, Primrose Sands, Claremont and Carlton.

By comparison, Tasmania’s most expensive suburbs are Battery Point ($1.451m), Sandy Bay ($1,391,500), Acton Park ($1.29m), Tranmere ($1.226m) and Sandford ($1.18m), according to the latest REA Market Trends report for March.

A recent report found that Kettering was the top Tassie suburb with the most potential buyers per listing (253), followed by Gardners Bay (200), Glen Huon (193), Cambridge (187) dnd Collinsvale and Ferny Tree with 184.
