Sleek upgraded historic Bellerive mansion sold

It didn’t happen overnight, but it did happen — the historic station master’s house at Kangaroo Bay has a new custodian. And it sold for one of Bellerive’s highest prices on record.

ONE of the most impressive homes on Hobart’s Eastern Shore has been sold for a seven-figure sum.

No.25 Kangaroo Bay Dr is an unforgettable home in an equally magnificent position,

But that did not guarantee that it would sell in a week, or even a month.

Property marketing consultant at Nest Property, Todd Pepper, said it took 128 days on the market to find the perfect purchaser.

“The property generated 31,000 views on realestate.com.au, 160 email inquiries and about 60 inspections,” he said.

“It is now sold unconditionally for $2.652317m.

“The family that bought it are originally from Victoria but have been living here for about a year.

“They came through, took one look at it and threw an amazing offer at us.”

When he first took the home to market, Mr Pepper said he expected it to sell quickly.

“I literally fell in love with the home, which made it easy to describe the property to buyers at each inspection,” he said.

“The position, the potential, and the home are so fantastic.

“Being straight across the river from Sandy Bay and Battery Point, it had occurred to me that this home by the water in those suburbs would be $4-5m, which by comparison made this one a very sharp buying opportunity.

“It was really satisfying to end up with such a great result where everyone involved is thrilled.”

No.25 was originally built in 1890. Today it combines original characteristics with architectural design and a high-quality interior renovation that impresses at every turn.

The four-bedroom two-storey stone home was once the abode of the Bellerive/Sorell Railway Line station master.

“Many potential buyers had their concerns about the hospitality school that has been proposed near the marina,” he said.

“The uncertainty around that was a problem for some people.

“I believe, if built at some point, the school would add a lot of value to the handful of homes on Kangaroo Bay Dr.

“But people were worried about the few years of construction noise and disruption.”

Could your home be on the big screen?

Access was another consideration.

“Some buyers who are near retirement age or already retired would have liked direct access from the garage into the home, rather than coming around the side and up some stairs,” Mr Pepper said.

Per realestate.com.au, the most expensive Bellerive home sales chart is headlined by No.24 Victoria Esp, which sold for $2.95m in 2019.

No.25 Kangaroo Bay is the next highest, followed by No.7 Victoria Esp which fetched $2.5m last year.

The fourth and fifth highest price positions are claimed by No.1 Wentworth St ($2.25m in 2018) and No.15 Victoria Esp ($2m in 2019).
