Qld’s 25 most expensive home sales of FY2024

The top transactions of the fiscal year totalled a whopping half a billion dollars. See the incredible homes that made the list.

The playground of the rich and richer again has claimed Queensland’s biggest home sale of the financial year, with a housing and cost-of-living crisis failing to hit the pockets of wealthy holiday home hunters.

The past financial year saw 16 mansions surpassing the $15 million mark, with the top 25 residential property sales accounting for about half a billion dollars — mostly in the waterfront locales of Noosa, Mermaid Beach, and New Farm.

The top home sale of fiscal 2024 belongs to a rich-lister couple who knocked down two mansions to build a brand new trophy home on the Noosa waterfront, which they subsequently sold for a staggering $30m in May — just $4m shy of the state’s biggest residential sale ever.

The three-storey home at 43 Witta Circle in Noosa Heads comes with its own private beach and jetty, and signalled a very big payday for sellers Richard and Mary Delaney.

The property was sold by Tiffany Wilson and Nic Hunter of Tom Offermann Real Estate, with the buyer confidential.

Tom Offermann of the eponymous agency said buyers were still outnumbering available properties, with higher than usual activity from local buyers.

“Some hesitant buyers hoping for a market surge of new listings due to higher interest rates are now re-entering the market realising the current scarcity is the norm,” Mr Offermann said.

“Compared to the frenzied post Covid panic buying, people are generally more meticulous in their research, yet when presented with a unique property, they are acting decisively.”

Amir Prestige principal Amir Mian negotiated the second biggest home sale of the financial year to none other than billionaire businessman Clive Palmer.

Mr Palmer paid $28m for a beachfront mansion on Hedges Avenue in Mermaid Beach early this year.

He also bought another trophy home down the road in Albatross Avenue for $16.95m the same month.

Mr Mian said prices along the coveted coastal strip had continued to surge, with a slew of record sales achieved.

“The Gold Coast feels like the new Miami or Monaco – a once-sleepy beachside town that is becoming a huge mecca of wealth attracting the who’s who of business and industry, and the rich and the famous who are all after this piece of paradise,” he said.

He said the biggest challenge was securing the volume of prestige listings required to satiate the appetites of cashed-up buyers, particularly with the number of new builds dwindling with the ongoing construction crisis.

“It used to be a myth that these top sales were all to overseas buyers, but no, it’s Sydney, Melbourne, Adelaide, even Tassie where buyers are looking for properties priced above $15m, and these record sales just keep coming as the architects, builders and owners are going above and beyond in creating really high-quality properties that will each add more value to the prestige sector whenever they come to market.”

In Brisbane, Place New Farm managing director Sarah Hackett sold a riverside home in New Farm owned by Maxine Horne for a hefty $18m.

Ms Hackett dubbed the past 12 months, “the most robust prestige market in Brisbane” in her nearly 30 years of selling real estate.

“There are multiple buyers looking in that price range up to $20m as the cost of living is not the ultimate pressure for that top end of the market,” Ms Hackett said.

“But these buyers are very particular when they are spending that sort of money. They won’t make compromises when they are willing to wait and find the right property.”

She said buyers were ready to pay a premium for new or renovated product, after realising the inflated costs of building — let alone securing contractors able to take on the project within a reasonable timeframe.

Even north Queensland made the list this year, with the sale of a waterfront villa with access to a private beach that set a new record for the Whitsundays.

Villa De La Mer at Airlie Beach sold last week for close to its asking price of $15 million.
