Brisbane’s biggest apartment on one level has hit the market for the first time in 18 years with hopes of setting a new sale price record for the city, as property prices surge to new highs.

Brisbane Lions’ patron John Pearce, 79, and his wife, Sandra, are selling their jawdropping penthouse atop the iconic Riparian Plaza in the CBD, spanning 1212 sqm and sitting pretty 190m above ground level.

The Harry Seidler-designed building even features in the Australian version of Monopoly, and the penthouse was described by Mr Seidler himself as ‘the best apartment in the southern hemisphere’.

Records show Mr Pearce paid $7.37m for the apartment in 2006 when it was just a shell.

The Seidler designed fit-out was completed at a further cost of $4 million for the fittings and $1m for the interconnected technology.

“As a matter of estate planning, Sandra and I feel it’s the right time to test the market,” Mr Pearce said.

“Our children have left home, and we are now the sole residents of this very large family home.

“I don’t think people realise this apartment is even here. It’s like a hidden gem in the middle of the city atop an A-Grade commercial building.”

Mr Pearce said he and his wife had hosted numerous sporting personalities and celebrities in the residence over the years, including Rod Laver, Roy Emerson, Sir Garfield Sobers, the Australian Test Cricket team of 2015, and the Brisbane Lions and Sheffield Shield teams.

Ray White Collective principal Matt Lancashire, who is marketing the residence at 5201/71 Eagle St, Brisbane, said it could easily test the record for a home sale in Brisbane.

The current home price record was set in May when Mr Lancashire sold the property at 101 Welsby St, New Farm, for $20.5m.

“There is nothing like this apartment for sale anywhere in Brisbane if not Australia,” Mr Lancashire said.

“Its spectacular 230 sqm external amphitheatre entertainment area offers a north/east aspect with 180-degree views of Brisbane, the Bay Islands, and the ocean.

“The amenities are truly unmatched, from the four permanent sun umbrellas wired for sound, and lighting, to the unpolished Nero black granite surfaces, stainless steel barbeque with mains gas, and the circular 6m diameter pool.”

Ray White Group Managing Director Dan White said there was “simply nothing like this available anywhere in Brisbane, or arguably Australia today”.

“The Pearce’s penthouse is truly one of a kind. I was stunned by its grandeur, stunning vista and flawless design,” Mr White said.

It comes as the latest PropTrack Home Price Index found Brisbane’s median house price has hit a fresh record to now sit just $70,000 shy of $1 million — cementing it in as the second most expensive capital city after Sydney.

The penthouse spans 1212 sqm in its entirety.
