Cairns real estate: Lucrative Innisfail caravan parks for sale

The chance to capitalise on an anticipated boom in regional tourism is on offer with two Far North caravan parks on the market.

AN opportunity to capitalise on anticipated growth in regional domestic tourism exists with two Cassowary Coast caravan parks on the market.

August Moon Caravan Park, on the southern outskirts of Innisfail along the Bruce Highway, is for sale for $2.95m and $825,000 is sought for the Flying Fish Point Tourist Park.

Both are listed with Shane Croghan of Resort Brokers.

August Moon Caravan Park is on 3.64ha of well-maintained grounds and undeveloped land and has 33 cabins of various sizes ranging from villas to family cabins.

It has 55 powered sites and a three bedroom owner’s residence with a recently renovated bathroom.

There’s a separate cottage ideally suited to a caretaker’s residence when the owners take time away for holidays.

“The park enjoys a strong tourist following along with an extremely strong corporate customer base,” Mr Croghan said.

“A separate block of 16 cabins with its own camp kitchen was recently installed to cater for the corporate market – it is separated from the main park in its own private setting.”

The park had turnover of $544,699 and a net profit of $375,110 in 2020-21.

It has a large resort-style swimming pool.

Flying Fish Point Tourist Park is directly opposite the beach on the Flying Fish Point peninsula, five minutes from Innisfail.

“It is not only popular with North Queensland locals due to its prime fishing location, it is a destination site for many intra and interstate visitors who return each year,” Mr Croghan said.

It has 16 cabins or villas, four owned vans used for longer term stays, and 30 powered sites.

It is on Crown land with an 18-year lease in possession with a further 10-year option.

“As is the case with council leased premises, the rent is extremely favourable to the tenant, sitting at $14,000 per annum,” Mr Croghan said.

It has a large, well presented amenities block, guest laundry, pool, camp kitchen, TV room and a nine-hole mini-putt golf course.

“It is not only a fantastic opportunity for an experienced operator, but a wonderful entry level opportunity for someone new to the industry,” Mr Croghan said.

There’s a three bedroom owner’s residence.

In 2020-21, it had turnover of $387,500 and a net profit of $224,570, with a 57 per cent occupancy rate.
