A luxury unit developer wants to build a new high-rise on the northern side of Broadbeach as the suburb’s building wave ramps up.
5point Projects, which is behind a number of developments in Palm Beach, has earmarked an 827 sqm Old Burleigh Road site just meters from the ocean for the 26-storey tower, which will have 37 high-end units across 23 residential levels
It will replace the ageing two-storey River Dell building which dates back to the 1960s.
A planning report lodged with council by 5point argues the tower would fit in with the range of existing buildings, as well as those currently in the pipeline.
“The site is centrally located within Broadbeach with excellent access to nearby recreation, social, employment opportunities as well as established public transportation and active networks, including the light rail network nearby,” it reads.
“The site also benefits from having a unique context, being situated within an established campus of high rise towers to the north, the Ocean Park tower, and east, 31 Broadbeach and Boulevard North Holiday Apartments, and adjacent to a tennis court to the south.
“In addition, the surrounding towers are all orientated east, away from the subject site and offset sufficiently to ensure the proposal maintains an open context and maintains view corridors for all residents.
“As a result, the site and surrounding built form environment is well suited to accommodate the proposed development.”
Plans lodged with council reveal the tower will have a pool spread across its 20th and 21st levels, with the penthouse and sub-penthouses taking out full floors from levels 22-26.
It comes just months after 5Point began construction of a boutique residential building in central Palm Beach.
Palm Shores will rise on Jefferson Ave, just south of 11th Ave and will be completed in October 2026.
Broadbeach has seen an uptick in activity, with several projects set to rise in coming years.
Construction is expected to begin before Christmas on Mosaic Property Group’s $270m Madeline, a 37-storey tower earmarked for a site on Mary Ave.
Developer QNY, headed by Anthony Quinn, unveiled plans in June for Camilla, a $120m 25-storey building planned for a site on Surf Parade.
It is the company’s second project in the suburb, with sales underway on No. 21 Broadbeach, a joint project with Glenville Developments, which broke ground in 2024.
