A 17sq m garage which has the potential to become a private apartment has been listed for sale in a sought after suburb in Sydney’s north shore.
The city’s chronic shortage of housing has one again been laid bare as a real estate agent spruiks the assets of the lock up garage space in the leafy suburb of Lane Cove.
The garage hit the market on Tuesday with an asking price of $88,000.
Estate agent Alex Haddard, of Property Services Agency/EXP Australia, is hoping the listing will spark the curiosity of many prospective buyers.
He said the potential uses of the space include storage for vehicles, a boat, an office space, a secluded man cave – or even a place to live in.
“I’ve been in real estate for 32 years and it’s definitely the most unique thing I’ve seen on the north shore,” he said. “It’s up to the individual person how they’d like to use it but if I was a young person with no assets I’d consider buying a motorhome and fitting it in there.
“It has its own power, natural lighting – there are so many ways it could be used.
“You could fit a small car or motorbike inside, it could be used to store a boat and there’s nothing stopping you from turning it into an office or a man cave.
“Realistically it’s not intended to be lived in but because it’s zoned residential and has natural lighting there’s a loophole in the system that would allow it.
“It doesn’t have amenities but the building does have common toilets and one of the best things about the property is that it has a swimming pool as well.
“There’s no shared showers but with 24/7 gyms nearby that could be an option. Any buyer would have to do their due diligence.”
It is understood the garage is being sold by the owner who recently purchased the corresponding unit in the strata building.
Mr Turner said the owner – who works as an electrician – had intended to use the garage as parking space for his work van – but the low ceilings of the basement space meant the van couldn’t fit.
He said the space at 55/482 Pacific Hwy could be bought as an investment property which a buyer could rent out for about $60 to $80 a week.
“It has a lot of potential and low price properties like this don’t come around too often, especially on the north shore,” he said. “It’s the cheapest property I’ve seen on the market in the area.”
Real estate listings show a range of other garages and parking spaces currently on the market in Sydney, including a $85,000 parking space at Chippendale and $45,000 garage at Mascot advertised as “secure parking for travellers in and out of Sydney Airport”.
The listing comes as latest data from realestate.com.au show the median property prices in Lane Cove over the last year ranged from $2,947,500 for houses to $900,000 for units.
