‘Volare’ at Berriedale listed for $2.75m in second attempt at sale in three years

Got a cool $2.75m lying around? A mammoth property just north of Hobart that has most recently been used as short-stay accommodation has hit the market for an eye-watering price.

The property, dubbed ‘Volare’ at 13 Lowestoft Ave, Berriedale, has been owned by Australian immigration and visa assistance businessman Charles Camidge for about 10 years.

But this is not the first time in recent years that Volare has been on the market.

In 2020, it was listed with EIS Property at $1.4m – a spectacular $1.35m less than its current price.

Mr Camidge said he had listed the property as an accommodation and tourism business because he had in more recent years used it to cater to travellers looking for a more luxurious stay, close to the state’s capital.

“It’s been a fairly low-profile sale [so far] … I have basically been [offering stays at the property through] Airbnb and Booking.com as well, lately, but I stopped doing that because I’m considering going overseas,” Mr Camidge said.

Its listing states the property is based in “exclusive” Lowestoft Ave in the Mona precinct, and that guests and family would be indulged with its 620m2 of “splendour”.

“The rear of the ground floor is perfect for hosting parties for the largest crowds. Boasting an in-ground pool, spa, large bar, sauna and a large open space, you will never be inconvenienced by time or weather,” the listing said.

Volare sports four double bedrooms, three bathrooms, a large pool room with an indoor heated swimming pool, hot tub and sauna, as well as a waterfront view, perfect to see the boats drifting by, Mr Camidge said.

According to PropTrack data, Berriedale’s median price for a property in the past 12 months has been $580k.

But he said there had been one downside to hosting strangers in the house: partygoers.

“It [the property] had always been very popular to that end, mainly because of the entertainment options that are offered,” he said.

“ … My primary issue is I would have guests and they would take up three of the bedrooms, and if they were young people, I found they’d make a booking on the basis they were having a party, and I was getting complaints from neighbours … so I got a bit tired of that.

“They weren’t showing the type of respect I would expect.”

Mr Camidge said while he was not taking advanced bookings for stays at the moment, a potential “affluent” buyer could choose for themselves if they wanted to continue offering the property for short-stay visitors.
