Luxury inner city Hobart apartments get green light

The Hobart City Council has approved 28 new luxury apartments in Hobart’s CBD — but a decision on a larger residential development has been put on the backburner for now.

Housing market shows signs of stabilising

COUNCIL has approved 28 luxury inner-city apartments opposite St David’s Park valued at about $20 million.

The development at 9 Sandy Bay Road is Melbourne-based firm Moda’s first Tasmanian project and they’ve teamed up with local architecture firm Room 11.

The proposal is for 10 one-bedroom apartments, 10 two-bedroom apartments and eight three-bedroom apartments, plus parking, in a six-storey building at the corner of Wilmot Street.

The maximum height above ground level is 19.35 metres.

An existing apartment building will be demolished to make way for the new build.

Hobart City Council received 209 public representations objecting to the apartment, but council officers found the scale of the development was appropriate.

At the same meeting council deferred a 55 dwelling Fragrance group development also in Sandy Bay Rd for further consultation.

Alderman Simon Behrakis welcomed the approval of the “much needed housing development” and said the deferral was the right thing to do.

“This is a process with proven results, and will allow the applicants to further consult with council planning staff and the community to ensure a win/win situation where elected members can comfortably vote to approve a development that is sensitive to the surrounding area, and the community,” he said.

“It was also very heartening to see the 28 dwelling application … receive overwhelming support for approval. Aside from being a fantastic design from an aesthetic perspective, it will provide much needed housing into a market that is so starved of supply, as well as inject investment and jobs into our economy which has experienced serious downturn.”

Meanwhile, the Hobart City Council is forecasting an underlying deficit for the 2019-20 financial year of $9.53 million, and a predicted deficit of $12 million at the end of 2020-21.

Updated financial modelling was presented to Monday’s council meeting outlining a difficult year ahead.

The report included a revised capital works schedule for the upcoming financial year, which focuses on looking after existing assets through renewal and upgrades, rather than building new assets.

Could also expects borrowings of up to $30 million saying cuts to expenditure will be made across the organisation.
