One of Tasmania’s biggest land developers plans to build a large subdivision in a town in the state’s North West.
Jochro Pty Ltd, a Land Sales Tasmania subsidiary, hopes to turn land it owns on Burgess Drive at Shearwater into a 75-lot subdivision.
A development application for the project has been lodged with the Latrobe Council.
Land Sales Tasmania has already built a subdivision at Shearwater and an estate at nearby Hawley Beach.
The Land Sales and Subdivision Manager for the company behind the proposed subdivision on Burgess Drive Peter King says there was a “huge demand” for properties in the area.
“Shearwater has switched from being this more quiet, little pocket of retirees going there because of the lifestyle into now a place a lot of families want to go,” Mr King said.
“There’s more and more people being able to afford to live in the area. The land is not overly expensive.
“It’s got great facilities; Shearwater itself has got a great, little shopping centre and the beaches around the area.
“It’s a perfect spot for people to be able to raise their families.”
Mr King believed the development of the subdivision would be a net positive for Shearwater.
“Any new development in a town of land where people can build new housing improves the value of the whole area, not just the subdivision itself.
“It brings up the values of the older homes; it creates the demand for itself.
“There’s not much land – if any land – available at Shearwater, so this will be a good concept for people to be able to go in there and get affordable land, build their houses and raise their families.”
The 75 lots are hoped to be available for people to buy in late 2025 or early 2026.
