Homes Tasmania planning to build 42-unit development in Devonport

The site of a former bowls club in Devonport will be turned into social housing by a state government-owned organisation.
Home Tasmania has submitted a development application with the Devonport City Council for a 42-unit project at Higgs Court.
A Homes Tasmania spokesperson said the development would comprise of medium-density units.
Homes Tasmania is committed to increasing social and affordable rental housing with our community housing partners,” the spokesperson said.
We submitted a planning permit for a 42-unit, medium-density, social and affordable housing development at Higgs Court, Devonport.
“It includes a mix of one, two, and three-bedroom units configured in 18 two-storey townhouses and 24 units over three-by-three-storey apartment blocks.
“The development will include affordable housing rentals to provide more housing options for key workers.”
The organisation said it believed the housing project was much needed.
“Homes Tasmania prepares projects so they are shovel-ready, including developing concept plans, progressing rezoning where required, and planning approvals so construction can start as soon as funding is approved.
“Medium-density development is recognised as a critical housing supply strategy that delivers yield, affordability, and contemporary living options.
“It also promotes efficient land use, reducing urban sprawl.”
Homes Tasmania said there was a demand for social housing in Devonport.
“Devonport has the fourth highest suburb preference statewide for applicants on the Housing Register, with 474 applicants listing Devonport as their preferred suburb at the end of November 2024.
“As of November 2024, there were 383 social and affordable rental projects underway in the pipeline of works.”
The project is the second social housing development announced for Devonport in recent weeks.
