From walk-in wardrobes to die for, personal home cinemas, saunas and kitchens fit for a personal chef — we’ve rounded up some of the most expensive and luxurious penthouses that Hobart has to offer.
119 Macquarie Street
The 1906-built property at 119 Macquarie Street was listed as a ‘CBD Masterpiece’ when it hit the market earlier this year and its sale backed up its description when it sold for $9.91m to an interstate investor in June.
Such is the size of the property that before its sale, the property was leased to nine commercial tenants.
While the lower levels of the building are commercial office spaces, the uniqueness of the building is the utilisation of the top two levels as a private penthouse featuring unique views of the city, the Derwent River and Mount Wellington.
In total the property is 2459sq m, with the unique penthouse space measuring at over 550sq m and featuring its own private rooftop garden.
The penthouse also has its own private elevator accessed from the lock up basement garage of the property.
St. David penthouse at 9 Sandy Bay Road
A stunning penthouse that is yet to be built set a new benchmark in Tassie real estate in May when it became the most expensive home sale ever in Tasmania.
The penthouse sold for a whopping $8 million, eclipsing the previous high by $1.5m. Tasmania’s previous record holder for a residential home sale was the century-old Sentosa at 650 Sandy Bay Rd, which fetched $6.5m in 2017.
The penthouse is part of the St David luxury apartment complex on Sandy Bay Road which is due to start construction later this year and set to be complete towards the end of 2022.
The penthouse will stretch the entire 510sq m top floor and feature a vast gallery-style layout, uninterrupted views in every direction and a large reflection pool.
An existing 1950s apartment building currently on the site — which sold for $3.7m in 2015 — will be demolished to make way for the complex.
The complex is a partnership between Melbourne-based developers Moda and Hobart architecture firm Room 11 and is the first Moda project in Tasmania.
Harrison Agents director Tom Harrison said the launch for the complex was a huge success.
“It was a perfect storm with Hobart being hot, a popular holiday destination, our work-life balance is great here and then unique, premium quality of the St David design, materials and construction,” Mr Harrison said.
“The apartments will have an industrial look blended with European sophistication and Moda is sharply focused on their customers and delivering something incredible for purchasers.”
The complex will include 28 residences, with only a few remaining available.
The Met penthouse in Ellerslie Rd, Battery Point
The luxurious penthouse in the prestigious Battery Point was sold in 2014 for more than $5 million, with the exact figure not released.
The luxury penthouse has 360 degree views of Hobart landmarks including the Wrest Point Casino, the Tasman Bridge and Mt Wellington.
It features five bedrooms with ensuites, two kitchens, a living area with a floating gas pebble fire, a 20m wet-edge swimming pool with optional poolside cinema, a wine bar and cellar, gym, billiard room and a five-car garage.
The sale of the property was negotiated by philanthropist and professional gambler David Walsh, with the paper trail pointing to the buyer being fellow mega-rich gambler, Hobart-born Zeljko Ranogajec.
Industry sources put the sale price between $5.2m and $5.4m for the 925sq m penthouse which if correct made it a record price for a Tasmanian residential estate at the time.
The Silos on Castray Esplanade
The Silo apartments are situated in the heart of Salamanca and are home to one of the best and most uninterrupted views of the Hobart Waterfront.
For 50 years the Hobart Silos were used as a storage facility for grain and in 2001 they were converted into 30 luxury residential apartments.
Floors 1 to 6 contain single silo, single floor, two-bedroom apartments, floors seven and eight contain double silo, three-bedroom apartments, and floors 9 and 10 contain double silo, two-level penthouses with amazing views of Salamanca and the Derwent River.
At the Silos apartments on Castray Esplanade there have been recent sales of the lower level apartments of $3.8 million and $3.5 million and in 2010 one of the penthouses sold for $4.9m which was a Tasmanian real estate record at the time.
Zero Davey penthouse apartment at 15 Hunter St Hobart
This 235sq m penthouse is situated right along Hobart’s waterfront and possesses one of the best views of the Hobart marina.
The penthouse was purchased by Australian cricketer James Faulkner in 2014 for $1.995m before the cricketer completely renovated the home before selling it in 2019.
The investment turned out to be a good one for Faulkner as the penthouse sold for $3.301m.
The three-bedroom apartment features a chic and stylish modern kitchen, multiple balconies, an infinity flow spa in the master bedroom, electric blinds, underfloor heating and dimmable LED lighting, and a hot tub on the deck.
The penthouse also has its own soundproof theatre room with three tiers of seating.
A ZIP tap, deep fryer, char grill, coffee machine and 4.2-metre seamless splashback are among standout features in the kitchen.
The whole apartment, including the outdoor area, is electronically wired and operated by remote control.
The building is secure, including remote control access to two car parks on a lower level, and access to the apartments by intercom or card.
St Andrews penthouse apartment
Occupying the entire top level of the ‘St Andrews’ apartment complex, this penthouse is one of only three residences within the boutique development and in late 2020 it sold for just under $2m.
The penthouse boasts three large double bedrooms, a home office, a powder room, a cellar, and a large main dining and kitchen area.
The main dining area opens into a large deck which is fitted with an outdoor kitchen and overlooks a landscaped garden.
The property is also fitted with elevator access, underfloor heating, an electronic surveillance, fixed Bose speakers and heated towel racks.
On top of its interior the penthouse apartment offers postcard views over the historic Battery Point.
2/3 Brooke St Hobart
This stunning penthouse apartment is situated at the footsteps of Hobart’s waterfront.
Boasting four bedrooms and three bathrooms spread over two levels, the penthouse provides expansive views across Hobart’s harbour and Salamanca Place.
The second level of the apartment features its own ensuite, sitting room and entertainment area with unrivalled views.
The penthouse also features large wrap around balconies which provide a great vantage point of Hobart’s waterfront.
The luxurious property also features a sauna and an enclosed atrium.
The apartment was last sold in 2015 and fetched $1.775m but is currently valued between $2.4 and $3m.
1/4a Ellerslie Road, Battery Point
This luxurious penthouse apartment was sold for $1.4m back in 2016 and is now valued at just under $2m.
The apartment features three bedrooms, two bathrooms and comes with 270 degree views encompassing the Tasman Bridge, the River Derwent and the surrounds of Battery Point.
The kitchen is fitted with a butler’s pantry along with an integrated coffee machine and steamer.
The penthouse also features an extensive alfresco balcony that wraps around the magnificent living and dining room and offers stunning views of the city.
