Greenplace (Tas) Pty Ltd lodges DA for $6.7 million seaside lifestyle village at Swansea

A seaside retirement village has been proposed for an East Coast site that the developer believes is “too good” for traditional housing.

A DEVELOPER with approval for a residential subdivision on the state’s east coast has changed tack to instead propose a lifestyle village with more than twice the number of homes.

Proponent Greenplace (Tas) Pty Ltd has lodged a development application with the Glamorgan-Spring Bay Council for a $6.7 million seaside lifestyle village with 67 retirement units at River St, Swansea.

A planning permit for a staged subdivision into 32 lots for the 2.5ha site was granted in August 2004. But, according to the planning documents, all work at the site stopped in 2013 due to “unfavourable market conditions”.

The planning application was prepared by Smartgrowth Pty Ltd principal George Leich, who is also the sole director and secretary of Greenplace.

The application describes the site as being “too good for a traditional residential subdivision only”.

“We believe this [retirement village] proposal is better aligned with the current market conditions and, as supported by the new demographics, allows a more feasible continuation of development on the site,” the application states.

“The proposed amendment will provide significant benefits to the local community, as well as to a greater need of providing liveable spaces for the changing demographics taking place throughout Tasmania.

“The project is suitably located within a walkable distance to public transport and other town services, including health, recreation and a varied number of open spaces to enjoy.”

The units would be formed in groups that are connected to a central open space, with a central spa and community orchards. External walls would be fitted with vertical gardens to “make spaces more interesting and useful” while a meditation pond would be another communal space on offer for residents.

Smartgrowth Pty Ltd has previously proposed a resort at Redbill Beach in Bicheno.

Members of the public can make representations for and against the application until May 6.
