St James mixed-use precinct under way at Kidman Park
Developers have broken ground on a $25m apartment, hospitality, childcare and commercial hub at one of Adelaide’s largest infill housing developments.
Developers have broken ground on a new $25m hospitality, childcare, office and wellness hub at the entrance to one of Adelaide’s largest infill housing projects.
The 8000sq m mixed-use precinct, on the corner of Findon and Valetta roads, will feature a two-level building anchored by a “prominent South Australian hospitality operator” on the ground floor, alongside shops, fitness and wellness offerings, offices and medical facilities.
The upper level will feature 16 one- and two-bedroom apartments, while a standalone early learning centre will cater for up to 87 places.
The project, a joint venture between local developers Thirteen Commercial and Dellta Projects, is located within the 430-home St James estate in Kidman Park, where construction of the first homes commenced in the middle of this year.
Thirteen Commercial director Anthony Lenzi said his company was looking to create a “premium lifestyle precinct” for residents of St James and the wider area.
“As a company with deep roots in Adelaide’s western suburbs, we’re proud to be supporting Fairland’s vision for St James to be the premier community in Adelaide’s west,” he said.
“The mixed-use precinct will offer a critical blend of apartment living and modern conveniences — from retail and dining to health and childcare — supporting housing choice and creating a vibrant hub for residents and the wider community.
“Not only will businesses benefit from being part of a growing residential community, but future connections through the St James estate to the River Torrens Linear Park will help to draw more people into the precinct.”
The Charles Sturt council approved the plans last month, clearing the way for site works to commence.
The early learning centre is expected to welcome its first students in early 2027, and the entire precinct is expected to be completed within 18 months.
At 11ha, St James is one of the largest infill developments in Adelaide’s western suburbs, delivering more than 430 new homes and 1.6ha of public open space.
Construction of the first homes commenced earlier this year, and around 85 homes have already been sold.
St James project director Aleck Whitham said the project was designed to deliver “premium, sustainable, destination-style living”.
“That extends to the new lifestyle precinct which will further elevate the community’s offering through high quality design and by delivering everyday convenience and connection,” he said.
“With its mix of hospitality, retail, residential and childcare, it will help to set the tone for a vibrant walkable neighbourhood that supports modern lifestyles and our ambition to create a truly special place at St James for residents and visitors alike.”
