SA Jockey Club and Villawood team up for 400 new homes at The Quarter in Morphettville

Work is starting on hundreds of new homes at a $350m development, some offering a front-seat view of Adelaide’s iconic race track.

Work is starting on 400 new homes alongside the Morphettville Racecourse in a precinct called The Quarter – the new neighbourhood complementing the $350m revamp of the historic racetrack.

A range of “premium affordable” and luxury homes with prices starting at $650,000 for a two-bedroom, two-storey abode is being built in a collaboration with Villawood Properties, Hostplus and the South Australian Jockey Club.

Homes at The Quarter alongside Anzac Highway have been designed by architects Studio Nine and “take their cues from popular equestrian developments worldwide”, with several premium, trackside homes already sold for up to $2.7m.

Housing Minister Nick Champion said there would be 250 townhouses and low-rise apartments ranging from two to three storeys built – along with mixed-use apartment buildings with more than 150 residences.

“I welcome work getting underway on The Quarter, marking a major step forward in the transformation of Morphettville into a vibrant, connected community that offers a wide range of housing options for South Australians,” Mr Champion said.

“It will lead to 400 desperately-needed homes for Adelaide.”

The announcement on Tuesday follows the planning minister earlier this month approving code amendments to allow for more land once used for horse stables along Morphett Rd to be developed into around 200 new homes.

A mix of townhouses, row houses, stand-alone homes and apartments would now be built across nearly 14ha at 86-88 Morphett Rd in Glengowrie.

The land will be rezoned from recreation and horse-related use to urban and suburban neighbourhood zones.

The Quarter’s 400 new homes tie into the broader Morphettville upgrade incorporating 7.5ha of land between the racetrack’s home turn and Anzac Highway.

This includes a new community plaza linking Anzac Highway to Morphettville, a supermarket, shops, hospitality outlet and a new SA jockey club-owned The Junction tavern and offices.

“The Quarter represents a bold new chapter in Morphettville’s story,” jockey club chief executive officer Grant Mayer said.

“This development is more than just bricks and mortar – it’s about creating a connected, thriving community that enhances our iconic racecourse. Importantly, it also future-proofs racing at Morphettville by diversifying and strengthening the precinct’s footprint.”

Villawood Properties chief executive officer Alan Miller called it “one of the great urban renewal stories” – adding that the first 30 homes had been sold, 60 per cent to first home buyers and another 20 per cent to “downsizers” who were freeing up housing supply for families. Premium trackside housing was going to second-home buyers.

He said the full development was expected to be completed in “six or seven years”.
