Five-storey Regis Aged Care centre planned for old Cappo Seafood site on Glen Osmond Rd, Parkside
A prominent site once owned by bankrupt businessman Aaron Hickmann is slated to become a five-storey complex near the Parklands.
A five-storey aged-care centre with more than 150 accommodation units would be built at the former Cappo Seafood site at Parkside under a major care provider’s proposal.
Regis Aged Care has lodged plans to build a 156-unit centre at Glen Osmond Rd after purchasing the site for $9.6m from receivers, who had seized the property from bankrupt businessman Aaron Hickmann.
The large building, to be built on the almost 5000sq m Parkside site, would include a cafe and hair salon on the ground floor, a cinema on level one, fitness room and activity rooms on level two, and multiple outdoor terraces on levels three and four.
The site, sold by the Cappo seafood family in 2019, was previously earmarked for a $37m residential and commercial development before Mr Hickmann took it over.
Mr Hickmann – founder of failed lighting company Vailo – acquired the property in 2022. It was sold to Regis in August.
Under the aged-care provider’s proposal, 156 accommodation units would be split between large “grand suites” for top-paying residents and smaller “deluxe units” for others.
The 136 deluxe units (24 to 30sq m) and the 20 grand suites (44 to 52sq m) would have views of the public realm or private courtyards.
A memory support unit would comprise 14 deluxe units, a common living and dining area, sensory room, and access to small courtyards.
Regis Aged Care, an ASX-listed national provider, presently operates aged-care centres in South Australia at Burnside, Kingswood, Marleston and Playford.
The 20.6m-tall building would provide 53 parking spaces, one of which would be reserved for people with disabilities.
The plans are open for public feedback until December 22.
Regis Aged Care did not respond by deadline to a request for comment.
