$60m Glenelg apartment block North Shore on Canning St hits milestone, reaching full height of nine storeys

Developers were told they would never reach this milestone – now they’re raising champagne glasses after proving the State Planning Commission wrong.

A $60m Glenelg apartment building has reached its full height of nine storeys as more than half of its luxury flats remain on the market.

Barrio Developments triumphed in court against the State Planning Commission earlier this year, allowing the height of its North Shore development on Canning St to increase from eight levels to nine.

On Wednesday last week, the developers celebrated the building “topping out” – reaching its full height during construction, in a final symbolic blow to the planning commission.

Prices for the 40 apartments – 18 of which have been sold – range from $569,000 to $3m for the penthouse.

Barrio Developments managing director Glen Vollebregt said the northwest apartments offered the building’s best views, with uninterrupted water outlooks.

“From day one our focus has been on delivering a building that feels truly premium and we’ve continued to elevate the design and amenity at every stage,” he said.

The building is set to include an indoor pool, gym, sauna, shared lounges and two rooftop terraces for residents, one of which includes a kitchen and barbecue.

The developer’s court win in April allowed the number of apartments to increase to 40, and the inclusion of its communal roof terraces and lounges.

Selling agent Oliver Bowler said the rooftop terrace, resident lounges and wellness spaces had “struck a chord with buyers who want coastal living to feel considered, not crowded”.

Under North Shore’s bylaws, short-term letting will not be allowed.

Mr Bowler said these bylaws signalled “a level of stability and privacy that’s hard to find in coastal projects”.

Developers are expecting to finish construction mid-2026.

In his judgment in April, Commissioner Damian Dawson said the development variation warranted approval because the extra storey would provide more affordable housing and “positively responds to the local context”.
