It’s been 15 years in the making but the first blocks of land for sale in a huge masterplanned community in Rockhampton are attracting strong buyer interest just days after its official launch.

It’s been 15 years in the making but the first blocks of land for sale in a huge 279-hectare masterplanned community in North Rockhampton are attracting strong buyer interest just days after the Ellida Estate’s official launch this week.
The developer, Maas Group Properties, describes Ellida Estate at Parkhurst as one of the “prime landholdings in regional Queensland” with 393 lots currently approved within the 2200-lot masterplanned community (subject to further Rockhampton Regional Council approval).
The long-anticipated Ellida project actually dates back to 2010 when Stockland bought the land for $10.9m and unveiled initial plans for a large residential estate.
Mass purchased the site from Stockland in 2017 for $16.5m and proceeded to further develop plans for an estate designed to accommodate 6,000 residents.
It will include 28 hectares of open space, multiple parks and playgrounds, a wetland and an environmental reserve, along with 20km of walking trails.
With demand for residential land now surging in North Rockhampton’s Bruce Highway growth corridor, stages 1 and 2 containing 96 lots are the first to be released.
Stage 1 is on the market this week with 48 lots priced between $235,000 and $260,000 and block sizes ranging between 665 sqm and 926 sqm.
The appointed agents are Pat O’Driscoll Real Estate and LJ Hooker, Rockhampton with Pat O’Driscoll’s Gavan Bretz reporting more than 150 inquiries from interested parties in the first three days with holds on 15 of the lots.
He said bulk earthworks on the first two stages started in November and civil works were about to start with the first homes expected to be built in early 2026.
Maas Group Holdings’ CEO Wes Maas, who hosted the launch on Monday, said the estate was handy to both the Rockhampton CBD (15 minutes) and the Yeppoon beaches (23 minutes) and would be “a key driver of Rockhampton’s future urban growth”.
“We are delighted to be operating in the region with a long-term commitment to the community, including the delivery of much-needed land and housing,” he said.
The dominant lot sizes across the estate ranged between 700-800sqm with additional lot sizes ranging from 400-600 sqm.
Maas Residential general manager John Grey said this scope would provide a range of lifestyle choices for downsizers, first home buyers, and retirees.
He said they were actively engaged with local home builders in planning the delivery of new homes immediately upon completion of works for Stages 1 and 2.
“We are excited to support the local home construction industry with a future Home Builders Display Centre also currently being planned,” he said.
The estate can be accessed through the existing Edenbrook Drive and the McLaughlin Street extension.
The Ellida site was previously owned by the Synod of the Diocese of Rockhampton for two years from 2005 to 2007.
