With prices soaring in regional Queensland, here are just few properties that have made a sizeable profit during the boom.

Sunshine Coast mansion breaks Queensland record, sells for $34 million

Many areas are enjoying never-before-seen price growth, with Lake Macdonald in the Noosa Shire the strongest with a median increase of 43.19 per cent to $830,500.

It was followed by Toowoomba City, up 41.69 per cent to $418,000, and Charters Towers, up 41.51 per cent to $150,000, according to the data from realestate.com.au.

Rounding out the top five for houses was Marcoola and Sunshine Beach, both on the Sunshine Coast.

Sunshine Beach recently saw two eye-watering off-market sales – one for $22 million and another for $34 million, which smashed the previous Queensland house price record.

In the Cairns region, the top performers for houses are Malanda, Port Douglas and Palm Cove, while for units Cairns City is the star.

Townsville, which is seeing some of its best price growth in years, has seen house prices soar 33.36 per cent in North Ward, its second most expensive suburb.

EIGHT OF THE BIGGEST REGIONAL HOUSE SALES

1. A split-level new build at 5A Brodribb Street, Toowoomba City, changed hands for $720,000 in March.

Property records show it last sold for only $190,000 in December 2017.

The four-bedroom, three-bathroom house is on a small, 323sq m block in the heart of the city.

2. A three-bedroom, two-bathroom beach house at 48 Bryan Street, Sunshine Beach, sold for $3.55 million in March.

The Stephen Kidd designed home has recently been given a facelift, but previously sold for $2.265 million in November 2019.

That’s a tidy $1.2 million profit in just 18 months.

3. This classic beach house at 26 Petrie Avenue in the Sunshine Coast suburb of Marcoola sold in April for $1.25 million.

The three-bedroom renovator last sold for $810,000 just three years ago.

It’s little wonder the home has grown in value given its location just metres from the beach, village cafes and Marcoola Beach Surf Club.

4. The Noosa hinterland suburb of Lake Macdonald has seen huge price growth in the past 12 months.

One example is the sale of 37 Whitewood Court for $635,000 in March. Records show it had previously only fetched $520,000 in 2018.

5. This top floor, two-bedroom unit at 6/15 Elizabeth Street, Coolum Beach, has increased in value by more than $200,000 in four years.

It sold for $590,000 in May after previously changing hands for $365,000 in 2017.

6. A beautiful renovation of this classic Queenslander at 27 Cook St, North Ward, Townsville, has seen its value more than double in less than three years.

It sold for $880,000 in March, and was bought for $402,000 in September 2018.

7. Built in 2012, this spectacular house in Port Douglas has been on the market several times since 2016, and at one pointed was listed for offers over $1 million. It was listed again for $1.95 million and recently sold for $2.3 million.

8. A three-bedroom townhouse at 4/12 Suffolk Street, East Toowoomba, has just fetched $576,000.

Records show the property sold for $535,000 only seven months ago.
