Over 20 homes tested how lockdowns impact property demand, with millions bid on the first day of Queensland’s snap Covid-19 restrictions. Here’s how the auctions played out.

Over 20 homes tested how lockdowns impact property demand, with millions bid on the first day of Queensland’s snap Covid-19 restrictions.

Ray White Queensland originally had more than 40 properties set for auction on the Gold Coast Wednesday, half of which went ahead online, with the rest rescheduled to the weekend when lockdown was expected to end.

The auction’s Google Meet link hit its limit with 150 bidders logged in, with the rest sitting on the phone.

The Gold Coast is one of the nation’s most in demand areas for city slickers looking to go regional, attracted by its lifestyle features.

Millions set to change hands despite QLD Covid-19 lockdown

Ray White QLD head Jason Andrew said a variety of properties were on the list from apartments to canal-side houses, duplexes to stunning waterfront homes.

The majority of the interest was coming from locals in the market, he said, though interstate buyers were also strong.

The firm’s new Queensland chief auctioneer Gavin Croft, whose first day on the job was Monday when new restrictions began to hit the state, oversaw the action.

Here are some of the results as they played out:

252 Coolangatta Road, Bilinga

Agent: Jon Paul, Ray White Robina

Furious bidding for this three bedroom, one bathroom, two car space property that’s ripe for an upgrade. It jumped in $50,000 bids to $830,000, before three $10,000 bids in a row to $860,000. Mr Croft then fielded two $20,000 bids to $900,000. Multiple bids then took it to $950,000. Then three cheeky $1,000 bids took it to $953,000 before it went to $955,000. It sat there for a minute before another bid of $958,000 came in. Mr Croft said it was “wonderful buying on many, many levels”. It was declared on the market and sold for $958,000.

166 Marina Quays Boulevard, Hope Island

One of two blocks of land in coveted Hope Island, this sold for $4.72m.

15 Pacific Avenue, Miami (commercial)

Bidding opened at $1.2m then jumped straight to $1.3m for this commercial property in beachfront suburb Miami. A $1.35m bid then came in, then $1.37m and went to $1.4m. A $1.5m bid came through, before $1.65m, $1.75m and climbing to $2m in less than a minute. The site which has current DA approval for 15 NDIS apartments on a 1,660sq m block then went to $2.15m. On the second call, a bid of $2.2m came in, when the auctioneer received updated instructions from the vendor. A bid of $2.25m then came in when the auction was paused. The property passed in.

3 Pensacola Court, Broadbeach Waters

Bidding opened at $780,000 before moving to $800,000. The home became a $1m property within a minute, before jumping to $1.1m for the three bedder. Billed as the perfect renovator, a bid of $1.2m came in for the canal front home. Auctioneer Gavin Croft paused the auction for instructions. The property which sits on a 551sq m block was passed in at $1.2m, with negotiations ongoing.

An offer of $3.4m was made for this five bedroom lifestyle home. Another offer of $3.8m was made when the property was passed in.

30 Beale Street, Southport

Agent: Leo Ryan, Ray White Runaway Bay

Never to be built out skyline and mountain views were the drawcard for this high potential home, with bidding opening at $500,000. The property which is ripe for renovation with 506sq m of land zoned residential B. A bid of $610,000 came in on the second call for the four bedroom home which has a large teenagers retreat. A bid of $650,000 came in, before it was countered with $658,000 and then $680,000. Bidders on Google Meet and on the phone pushed through two bids at $688,000 and $700,000. The auction was then informed of a vendor bid of $725,000, which was where the property passed in.

34/226 Varsity Parade, Varsity Lakes

Agent: Jon Paul, Ray White Robina

Large with high lofted ceilings, this 75sq m one bedroom, one bathroom, one car space unit saw bidding open at $280,000. Mr Croft said the property was not for sale at $280,000 and called $310,000. A bid of $311,000 was then made, which was when further instructions were sought with a vendor bid then put in at $320,000. The property, which is currently rented for $420 per week on a lease until August, then saw a bid of $321,000 as the buyer tested the seller’s commitment to sell. That auction was then paused for negotiation. The unit was offered fully furnished including lounges, queen bed, and all crockery, pots, and pans.

*The auction returned with an increased offer made by the last bidder for $325,000 which was when the property was declared on the market. It was then declared sold at $325,000.

180/215 Cottesloe Drive, Mermaid Waters

Agent: Ronnie Jackson, Ray White Mermaid Beach

Bidding opened at $400,000 for this property which was listed as the “best value waterfront townhouse” on the market. A vendor bid of $500,000 was made for the home which has a tropical garden on one side and its carpark on the other. A bid of $501,000 was put forward before a further vendor bid of $550,000. The two bedroom, two bathroom, two car space townhouse then saw a bid of $570,000 which was when instructions were sought. The property passed in at $570,000.

1 Alvarado Court, Broadbeach Waters

With “massive potential” for redevelopment or renovation, this three bedroom, one bathroom, one car space waterfront home opened with a bid of $750,000. It then jumped to $780,000 and then $800,000. It went to $820,000 immediately. A vendor bid of $1m then came in for the 544sq m block which is in the heart of Broadbeach Waters. Mr Croft said his instructions were for north of a million so he put in a vendor bid of $1.15m and passed the property in.

37/173 Old Burleigh Road, Broadbeach

Agent: Mark Stafford & Andrew Rouse, Ray White Broadbeach

A bid of $1.5m came in quick for this stunning three bedroom apartment with jawdropping ocean and beach views from the Verve building. Bids then came in $100,000 lots to $1.6m, $1.7m, and $1.8m in quick succession. A bid of $1.825m was made which was topped by $1.9m for what was described as “the quintessential Gold Coast sun-soaked lifestyle apartment”. Another offer of $1.925m was made for the half-floor luxury property.

The 175sq m sky home then attracted $1.95m before hitting $2.05m and then $2.1m. With ocean views from the entire open plan living and kitchen, buyers were keen to hang on with another bid of $2.15m, before first call saw a $2.2m offer. A counter bid of $2.25m was taken to third call, when the auction was paused to seek instructions off the vendor. A fresh bid of $2.4m was then made which was when the property was declared on the market. It sold for $2.4m.

3 Saint Martin Place, Clear Island Waters

This home in St Martin Place was an enviable location, Mr Croft said, with the architecturally designed home’s five king size bedrooms including one on the ground floor “perfect for elderly parents”. Bidding rose in $100,000 amounts from $1.1m to $1.3m. An offer of $1.4m was made for the home whose sellers were said to be moving overseas and requiring “an urgent sale”. An offer of $1.5m came in which was topped by $1.6m. This then jumped by $200,000 to $1.8m before going to $1.9m and then $2m. A vendor bid of $2.2m was then made to get closer to the price required. The auction was paused for negotiations. The vendor bid was raised to $2.55m, which was called three times before the property passed in.

138 Laguna Avenue, Palm Beach

Bidding opened straight off at $1.4m for the four bedroom, two bathroom duplex in one of the Gold Coast’s hottest suburbs. It then went to $1.45m before the 351sq m property attracted an offer of $1.5m, before going to $1.51m. Mr Croft then sought instructions from the vendor., before declaring that the property was on the market. A $1,000 higher bid was made taking it to $1.511m, which was countered with $1.512m, and then topped by $1.513m. The $1,000 increases continued with $1.514m offered and then $1.515m. Mr Croft went to third call before $1.516m came in, countered by $1.517m. Mr Croft declared the property sold at $1.517m.

Mr Croft said everything about this home ticked the boxes from its near new pontoon with live bait tank to its stunning waterfront location. He put in a $2.5m vendor bid to encourage bidders to get to where they need to be, then took it to $2.55m when it was passed in.

18 Gibraltar Drive, Isle of Capri

A coveted Isle of Capri location was set to be the drawcard for this four bedroom double storey waterfront home which sits on a 668sq m block. The home’s outdoor offerings included a pontoon, swimming pool, spa, Bali hut, built-in BBQ area and a putting green.

An opening bid of $1m was made, with $1.3m vendor bid, before a counter of $1.4m came in. On the third call, an offer of $1.5m was made, followed by $1.55m and then countered with $1.6m. Mr Croft said it would not be sold at that level which saw a bid of $1.65m made, followed by $1.7m. A vendor bid of $1.8m tried to spur things along, and it was followed by offers of $1.81m, $1.82m and $1.83m. The auction was paused before a vendor bid of $2m came in, with the property under negotiation.

206 Oxley Drive, Coombabah

Agent: Grace Delafosse & Julian Woehrle, Ray White Runaway Bay

“A pancake flat block” was what Mr Croft liked about this property which was close to schools and good for families. A bid of $370,000 was made, followed by $380,000 and $390,000. The property, described as ready for a “DIY reno king/queen/tradie” looking for a project, then saw a vendor bid of $450,000. The instructions from the vendor were $720,000 the bid, which then saw a further vendor bid of $825,000, and that was where the property passed in.

A three bedroom, three bathroom, two car space duplex “footsteps to the golden sands of Mermaid Beach” saw bidding kicking off at $700,000. A vendor bid was made at $790,000, which was raised to $800,000. Mr Croft paused when a bid of $810,000 was made with the auction paused. An offer of $850,000 was made with the property declared on the market. It was called through three times and sold for $850,000.

9 ‘Ocean Royale’ 4 Britannia Avenue, Broadbeach

Located 56 metres from the beach, bidding kicked off with a vendor bid of $310,000 for this one bedroom, one bathroom, one car space apartment. The 67sq m unit with ocean views then saw the vendor bid increase to $340,000. An offer of $345,000 was made, that then saw $350,000 bid. Mr Croft called it through at $350,000, which then saw a counter bid of $352,000. It sold for $352,000.

A modern townhouse with two bedrooms, two bathrooms, and two car spaces saw bidding open at $660,000. Mr Croft called it through three times then placed a bid on behalf of the sellers of $690,000, which was countered with an offer of $695,000. The auction was paused to get instruction from the seller. A bid of $720,000 was put forward and the property sold for that price.

A three bedroom villa is the prestigious Emerald Lakes precinct kicked off with a vendor bid of $600,000 before it was increased to $690,000. A bid of $691,000 was made, called through with the auction then paused to seek instruction. The property was called three times and passed in at $691,000.
