Real estate agent Sarah Zhou from the Marshall Group banned for five years

A Sydney real estate agent who has jointly sold more than $72m of property this year has been banned and hit with a significant fine over claims she withheld important documents from a buyer.

A Sydney real estate agent who has jointly sold more than $72.2m in property on the prestigious north shore this year has been banned over claims she failed to provide a buyer with documents disclosing building strata defects.

Sarah Zhou, of The Marshall Group, has been banned for five years and fined $5000 NSW Fair Trading over the complaint made about one of her sales earlier this year.

In a surprise twist, Ms Zhou is taking the Commissioner of Fair Trading to the NSW Civil and Administrative Tribunal’s occupational division next week to seek an interim order, the details of which are unknown.

“NSW Fair Trading received a complaint regarding a property sold by Ms Zhou where documents involving building strata defects were withheld,” a NSW Fair Trading spokesman said in a statement.

“The withheld documents related to the property’s waterproofing, fire safety systems, building drainage and other essential services.”

The spokesman said NSW Fair Trading determined Ms Zhou had breached Sections 52 and 57 of the Property and Stock Agents Act, and breached Section 18 of the Australian Consumer Law.

“Lifting industry standards and consumer confidence in the real estate industry is a regulatory priority for NSW Fair Trading,” the spokesman said.

“Ms. Zhou was fined and her property licence was cancelled for a period of five years.”

Publicly listed results where sales prices were explicitly identified indicate Ms Zhou and her team colleagues have sold $72,203,888 in properties in 2025.

Ms Zhou and her colleagues at The Marshall Group broke a street record in Mona St, Wahroonga on October 13, and a suburb record for a new build on Royson Close in Pymble with a $7.58m result.

The Wahroonga seller described Ms Zhou as an “outstanding real estate agent” in a publicly listed review.

“Genuine, down to earth, hardworking and highly ethical in their work,” the seller wrote.

“Sarah’s extensive market knowledge, superior negotiation skills, and clear, consistent communication provided us with great confidence and reassurance at every stage of the process.”

On LinkedIn, Ms Zhou described herself as a “highly experienced sales agent” with a “unique blend of accounting acumen and a composed, strategic approach to every sale”.

“She expertly navigates the market, providing clients with confident guidance, invaluable insights, and unwavering attention to detail,” her LinkedIn biography continued.

“A longstanding resident of the area and a key member of The Marshall Group, Sarah combines her deep local understanding with customised marketing campaigns to deliver outcomes that consistently surpass client expectations.”

The Marshall Group managing director Craig Marshall declined to comment on Ms Zhou’s ban, instead referring to the tribunal action on November 11.
