Carlingford: Capio Property Group plans units, childcare centre for Moseley, Donald streets

A developer scouting a suburb’s potential for a decade has acquired a $68m lot of land to build an apartment complex with an 80-place childcare centre. See the plans here.

A developer keen to capitalise on the Parramatta light rail has acquired a $68m lot of land to construct an apartment complex with an 80-place childcare centre.

Capio Property Group has bought the 5000sq m block facing Moseley and Donald streets, where four weatherboard houses stand, and this week lodged a development application with Parramatta Council for the bold $29m proposal.

Architects DKO would design the project, which would result in two residential blocks with 60 units over four and six storeys.

An 80-place childcare centre and a basement carpark with 112 spaces is also included in the plan.

It is 650m from the new Carlingford rail stop on the light rail network, which will start operating next year.

Capio Property Group chief executive Mr Bainey said the acquisition came amid a challenging time for the industry, with many developers retreating and construction costs continuing to rise.

“Carlingford is an area that has been on our radar since 2013 and we are delighted to finally enter this market and deliver something truly special befitting the location,’’ he said.

“We have been inundated with interest regarding the childcare component with potential operators keen to commit to the location.’’

The childcare centre would have spots for 16 children under two years old, 16 for two to three-year-olds and 48 for those aged between three and five.

A traffic report for the childcare centre described the traffic impacts as minimal, with 64 trips per hour during the morning peak and 56 trips an hour in the evening.

Planners for the project said it was “high-quality” with “minor and manageable environmental impacts” that was compatible with the area.

If approved, construction is slated to start towards the later half of 2024 and sales to begin this year.

Capio is also seeking “similarly-sized sites” across Sydney.
