LEPRECHAUN lots, backyard duplexes and a “battle axe” development are on the cards as property owners try to maximise profits in Woree.

The Cairns Post recently reported on one landholder’s application to subdivide an existing 800sq m property at 20 Rigg St to allow a new dwelling to be built.

The proposal would result in two lots being created – one 428sq m block and another undeveloped parcel of 378sq m for future construction.

He is not the only one looking to backyard in-fill in Woree.

David Ryan has applied for Cairns Regional Council approval to slice an 800sq m property in two at 39 Lyndel Dr.

The proposal would lead to a back property of 464sq m and a front lot of 336sq m – smaller than the 350sq m generally necessary for the low density zone – with a “battle axe” handle driveway shooting down the side.

A similar situation is playing out at 6-8 Cavanagh St where Zak and Lenora Thaker want to carve an existing home onto its own 447sq m lot, making room to build two sets of duplexes on the 1327sq  balance of the backyard.

The four units would each include two bedrooms, two bathrooms, a rear patio, outdoor open space and one garage carpark.

The council is yet to make a decision on any of the projects.
