NEIGHBOURING blocks on one of the Gold Coast’s most exclusive beachfront street will be redeveloped into luxury unit blocks.

Prolific developer Sherpa Property Group is among the latest developers to target Mermaid Beach’s Albatross Ave.

Just weeks after buying an 810sq m block on the beachfront site, Sherpa boss Christie Leet has filed plans for Perspective Mermaid Beach, a five-story unit building which will have just eight three-bedroom units overlooking the ocean.

It will replace the ageing Arvon unit building which dates back to the 1960s.

Mr Leet, who has sold more than $70m of units on the Coast in the past year, described the new project as a “low-rise ­bespoke beachside residence”.

Meanwhile, a neighbouring 809sq m site on the corner of Albatross Ave and Wave St will be redeveloped to become a four-storey tower.

The unnamed tower, which will have eight units, one of which will have two bedrooms, with the rest having three.

It has been put forward by HV Mermaid whose directors include Mermaid Beach residents John Albert Hutchins and Daniel David Veitch, Bundall resident Joseph Scott Hutchins and Surfers Paradise resident Joshua Thomas Hutchins.

Both projects will go before the council’s committee later this year.

They are the latest in a series of new luxury unit buildings planned for Mermaid Beach near the future light rail stage three route.

Motel to go in high-density tram development wave

AN old Gold Coast Highway motel is set for new horizons, with plans for a seven-storey tower on the site.

The Horizons motel will be replaced with a luxury 35-unit residential building, which has been put forward by developer Beanfrog, headed by 35-year-old Matthew John Barrett, who also owns the site.

The existing motel, which sits on the 1305sq m site just metres from the future route of the light rail, will be demolished.

According to documents filed with the Gold Coast City Council by Beanfrog, the project will be close to the Nobby Beach tram station.

“The achievement of high urban densities along this corridor supports the Federal Government’s financial contribution of hundreds of millions of dollars towards Stage 3 of the light rail, noting that the total cost of the project now exceeds $1bn,” a planning report on the project reads.

“It is considered the development will deliver an attractive and contemporary built form outcome responsive of the emerging architectural character and scale of the local Mermaid Beach locality and light rail corridor area.”

It is the latest project planned for the tram route, which will be completed in 2025.

Giant tower to replace suburban houses

A small corner block in southern Surfers Paradise is set to be transformed into a giant luxury tower.

Plans have been filed with the Gold Coast City Council for Nineteen on First Ave, a 38-storey tower, which will have just 35 units and 105 bedrooms.

Earmarked for an 810sq m site on the corner of First Ave and Surf Parade, it has been put forward by developer AMFS2, headed by 33-year-old Broadbeach resident Freddie Sheene and 27-year-old Aryton Marcello Mansi.

It will replace two existing single-storey houses.

Each three-bedroom apartment will occupy a full floor within the tower.

The three levels in its base podium will feature “substantial communal recreation facilities” including work from home suites, a swimming pool, a lounge, barbecue spaces and a gym.

It will have 74 car spaces both on its ground level and in a multi-level basement.

It is the latest in a growing number of new towers planned for sites near the light rail route in southern Surfers Paradise.

City planning boss Cr Cameron Caldwell said there was strong market interest in development in the area.

“There are signs of positive sentiment in the development sector and this is leading towards opportunities for renewal in pockets of the city,” he said.

“Light rail is an established piece of infrastructure between Surfers Paradise and Broadbeach and market signals are that people want to live near the tram route.

“Developers are meeting this demand for high-quality projects along the coastal strip.”

It comes just a week after two of Australia’s most high-profile developers unveiled a pair of luxury beachfront towers for neighbouring sites on Surfers Paradise’s Garfield Terrace.

ONE of the most expensive units in the city’s history has hit the market, carrying an eye-watering price tag of nearly $17m.

Developer KTQ Group, headed by rich-listers Brian and Peggy Flannery, has taken the wraps off the $16.75m penthouse at its Miles Residences tower on the former site of the Kirra Beach Hotel.

The 750sq m two-level unit will have five bedrooms and its own rooftop pool with views of one of Australia’s most famous beaches.

Its kitchen will have a six metre-long island while the penthouse will have a seven-car garage and a private lift.

KTQ development director Jeremy Holmes said it was the last remaining unsold units in the tower.

“We purposely held back the release of this penthouse as it has been our passion to take advantage of this incredibly rare opportunity and create something of distinction overlooking Kirra beach,” he said.

“There will never be another penthouse of this calibre and position on the southern Gold Coast.”

Construction of the Miles Residences is expected to be completed in mid-2023.

The project will ultimately feature two towers of between 10 and 15 storeys.

The most expensive southern Gold Coast unit put to the market is the $22m penthouse of Weiya Holdings’ De-Luxe tower planned for the Old Burleigh Theatre site.
