A multibillion-dollar building boom is set to hit Geelong this year, with more than $1b worth of major residential buildings and subdivisions bolstering a raft of commercial and government projects.
The City of Greater Geelong is poised to bounce back from two pandemic-interrupted years in 2022, with the city’s big build expected to provide an economic and employment boost.
The latest city figures list 42 major residential building and subdivision project, worth at least $10m, which are either proposed, underway or recently completed across the city – with the projects reaching a combined estimated value of $1.009b. Some of the big-ticket projects include:
A $21M plan to build a 10-building “residential village” of up to five storeys on the banks of the Barwon River, paving the way for 23 townhouses and a building containing 57 apartments.
A $45M “residential landmark” project proposed for a heritage protected Rippleside site, with more than 50 apartments and townhouses planned across four three-storey buildings.
CONTINUING works on the $50m O’Hallorans Road subdivision in Lara, creating more than 1000 new lots once works are finished.
A FIVE-STOREY,$20m development containing 62 apartments and seven shops on Portarlington’s main strip, where residents have recently fought against a major development.
The city’s big build also includes $455m worth of office buildings, $623m industrial and commercial projects, and the recently announced $294m convention centre and $140m Geelong Arts Centre upgrade.
In total, the City of Greater Geelong has 142 major projects valued at $12.3b listed as proposed, underway or recently completed.
Just four projects account for more than half the estimated cost of the projects, including the $4b Geelong to Melbourne Fast Rail, $750m South Geelong to Waurn Ponds rail duplication, $689 Chisholm Rd Prison and $600m Waurn Ponds Innovation, Education and Healthcare Precinct projects.
G21 Geelong Region Alliance chief executive Giulia Baggio said Geelong was reaping the benefits of Melbourne residents moving to the region, particularly during the pandemic.
“The flight from metropolitan Melbourne to our region has already turbo charged our economy and with such an ambitious pipeline of construction we are in a strong position to set up Geelong and the region for the decade ahead,” Ms Baggio said.
“The question is will we have enough housing? The current affordable and key worker housing crisis is creating a labour shortage and is a handbrake on our economic recovery.
“For the region to provide the expertise to complete this array of projects and provide ongoing, high quality employment opportunities, we need we need a strong pipeline of affordable and key worker housing.
“Right now, we have an opportunity to become the most liveable city and region in Australia, and this ambitious vision shows we are well on the way.”
