Fyansford retirement village development proposed

Plans for a $65m village in Fyansford have been lodged with the City of Greater Geelong.
Under the plans, the currently vacant siteat 110-120 De Goldis Rdwould be transformed into a residential village known as Zest Living.
The plans propose constructing 153 dwellings which the planning report said would facilitate “housing diversity and affordability”.
The proposed single-storey dwellings would mainly be two bedrooms, with four three-bedroom homes under the plans.
The report said the proposal also included visitor car parks, a community centre, bowling green and communal garden.
The development is estimated to cost $65m, according to application documents.
The applicant for the planning permit was listed as MNL Operations.
According to the planning report, the application for the village recognised there was a need for diverse housing options for Australia’s ageing population.
“This is particularly the case in Geelong where there is a higher share of older residents and an ageing population, necessitating appropriate and affordable housing options to cater for older people transitioning into retirement and beyond,” the report said.
“There are few other suitable sites within urban Geelong that are large enough to accommodate the proposed development and allow for it to deliver housing at a price within the target range of 75-80 per cent of surrounding house prices.
“The proposal will assist in catering for the growing demand from residents who have limited financial resources to fund their retirement and need affordable housing options as they age.
“The subject site represents a good opportunity to introduce new affordable housing options to cater to Geelong’s ageing population.”
Public comment on the planning application will remain open until September 21.
