Luxury villas whet the appetite of investors at Port Douglas

Luxury villas are hot property in Port Douglas with several swish developments underway.
The Baha Villas development at 87-89 Davidson Rd is taking shape under the direction of Cairns-based builder and developer Nathan Verri.
“The project has been a great success to date with a high inquiry level from the moment we started marketing it, and all villas have sold off the plan,” Mr Verri said.
He is taking the concept of “knock down, rebuild” to a new level with the award-winning Luxe Villas and Luna Villas at Palm Cove, and has his sights set firmly on Port Douglas.
“Typically our developments require a knock down rebuild due to location,” Mr Verri said.
“As time progresses the zoning of sites changes, which enables redevelopment to higher density or better use of the sites.
“Older homes and building, beyond economic repair or rejuvenation are typically in these rezoned areas and a knockdown, redesign and rebuild is a better outcome,” he said.
Mr Verri said sites chosen for bespoke development needed to be close to lifestyle amenities such as restaurants and cafes.
Two villas in Mr Verri’s Nova development on what was vacant land at Mudlo St in Port Douglas sold quickly.
The two-storey Baha Villas each have four bedrooms, each with its own ensuite, and an extra toilet on the ground floor, two kitchens, and a private swimming pool.
Mr Verri said they were inspired by the Bahamas.
The Baha Villas were on the market for more than $2m each.
Each is on its own title.
Escape Villas, the latest project of veteran Port Douglas developer John Morris, continues to progress with villas 18 and 19 on the market for $3.25m apiece.
The three bedroom, three bathroom villas come fully furnished with design by Zab Creative and Port Douglas-based Janet Clare Interiors.
Each has its own private swimming pool, and comes with a five year membership to Mirage Country Club for tennis, swimming and gym.
Escape Villas, which have body corporate fees, are being sold upon completion rather than off-the-plan, and Mr Morris has taken great care to landscape with mature plantings.
Melbourne development tycoon Tim Gurner recently got the green light for a high end unit development at the blue ribbon address of 69-73 Murphy St.
It comprises four luxury holiday homes.
Mr Gurner first proposed a $60m luxury resort on the site, a former quarry, with 16 villas and 18 hotel rooms, but it hit hurdles with Douglas Shire Council.
It would have had a height of 17.5m but the four homes will have a height of 16.7m – four storeys.
