One of the Far North’s truly unique tourist attractions has hit the market and it’s not hard to see the potential for growth with visitors increasingly hitting the road and heading outback.

INNOT Hot Springs Leisure and Camping Park and the Hot Springs Hotel has hit the market and is expected to fetch more than $3m.
Ray White Rural Atherton agent Morgan Brennan said the properties, 150km southwest of Cairns, were ripe for an upgrade to capitalise on a fast-growing outback drive tourism market.
The Leisure Park on 2ha has six public swimming pools, all fed by the springs in Nettle Creek with temperatures ranging from 24C to 45C.
It has 23 unpowered sites, 14 powered sites, six hotel rooms, and four self-contained, airconditioned units.
The hotel, on a 1ha lot, has a bar and restaurant, large beer garden, five rooms and a two-bedroom manager’s residence.
Mr Brennan said the owners were retiring after 10 years.
The property was held by the Reinbecker family for 90 years until about 2009.
The business is also listed with CBRE Hotels, with agent Paul Fraser saying there was limited local competition for accommodation.
“The park offers considerable operational upside for an astute incoming investor to capitalise on currently under-utilised business opportunities – only a small injection of capital expenditure would be required to completely reposition and rejuvenate the asset,” Mr Fraser said.
“There is an abundance of natural beauty and attractions surrounding the asset, all of which are driving demand to the area – the park benefits significantly from this, considering the limited local competition for both quality accommodation offerings and hospitality services.”

According to the University of Queensland, the springs are powered via geothermal energy – from “hot rocks”– which is stored and flowing as heat beneath the earth’s surface.
Visitors can dig their own personal bath in the sand, and relax in the tranquil, natural bush surrounds.
Innot Hot Springs is also a great spot for gem fossicking, fishing and birdwatching.
