50 of Australia’s biggest farmland deals and offers in the past five years

An investigation into the country’s top 50 farmland deals in the past five years has found foreign cash is behind $10.5 billion of sales.

Foreign cash is behind $10.5 billion of Australia’s biggest agricultural land sales in the past five years.

An investigation into the country’s top 50 deals since 2016 found 37 transactions exceeding $200 million — three of which topped $600 million.

Overseas capital was used in more than 40 of the 50 biggest deals, as buyers from Canada, the US, Singapore, The Netherlands and the Bahamas competed for our assets.

Horticulture assets, backed up by reliable water entitlements, were in strongest demand followed by irrigated cropping and beef.

Senior director of valuation and transaction firm LAWD, Danny Thomas, said the rural property market had performed “phenomenally” over the past five years, both at institutional and family-farm levels.

“There has been unprecedented demand and an extraordinary volume of transactions,” Mr Thomas said.

“Permanent plantings are where a lot of the money has been focused and after that irrigated and dryland row cropping.”

Last week, in sealing one of the biggest deals in Australian farming history, the pension fund for the Royal Canadian Mounted Police, PSP Investments, acquired Auscott Limited from its US owner JG Boswell Company.

The super group can now lay claim to three of the biggest deals of the past five years – worth a combined $2.21 billion.

PSP has snapped up more than $4 billion worth of Australian land and water assets in recent years.

In February last year it finalised its $854 million takeover of the ASX-listed Webster Limited – Australia’s fourth-oldest company and one of the nation’s biggest landholders with more than 340,000 hectares and 153,000 megalitres of water.

Months earlier it paid about $860 million for 12,000 hectares of almond plantations near Robinvale in northern Victoria and almost 90,000 megalitres of high-security water and $300 million for cotton giant Auscott’s Midkin vertically integrated aggregation near Moree in northern NSW.

Last week, in a joint venture with the Robinson family of Moree, NSW, PSP paid more than $500 million to secure the remaining Auscott assets.

It followed approval of the sale by Australia’s Foreign Investment Review Board.

PSP was involved in the $325 million purchase of BFB Farms cropping business at Temora in NSW in 2019 as well as paying $132.7 million for two northern NSW cropping properties in 2018 and $97 million for the Erregulla Plains property at Mingenew in Western Australia last year.

Other major investors in recent years have included Macquarie Infrastructure and Real Assets, which in recent weeks increased its bid to $348.1 million for citrus and berry farmland owner Vitalharvest.

Macquarie spent $200 million in 2019 for a 49 per cent stake in Australia’s biggest cotton farm – Cubbie Station at Dirranbandi in Queensland. The biggest pastoral deal of the past five years was the $500 million sell-off of Consolidated Pastoral Company’s northern beef assets to UK investor Guy Hands.
