Australia’s largest home builders ranked

A record-breaking decade of dominance has seen one company build more than 48,000 Australian homes as the nation’s top home builders are named. See the list

Metricon Homes has cemented its place in history as Australia’s top home builder for the tenth consecutive year as overall construction starts in the 2025 financial year surged 11 per cent.

The HIA Housing Top 100 Report named Metricon as the nation’s busiest builder having started on 4015 homes in the 2025 financial year, up 3.1 per cent from 3894 the year before.

Metricon chief executive Brad Duggan said FY25 marked the first year of growth in Metricon site starts since the beginning of the Covid pandemic in 2019-20.

He said the result signalled renewed momentum in what has been a “highly challenging market”.

“To achieve ten consecutive years as Australia’s number one builder is an extraordinary milestone,” Mr Duggan said.

“Over the past decade, 48,000 Australians have chosen Metricon to build their home, significantly more than any other builder, and that trust is the foundation of our business.”

Behind the Melbourne headquartered Metricon was ABN Group with 3530 home starts, followed by Harry Triguboff’s Meriton Apartments on 3029, underling the re-emergence of multi-unit construction in Sydney and Queensland.

Nex Building Group edged one position higher and was in fourth place followed by AHB Group & Soho Living.

AHB Group & SOHO Living have also taken the crown as Victoria’s largest homebuilder, recording 2891 site starts in FY25, a20 per cnet increase from the previous year.

AHB Group’s portfolio of companies includes Sherridon Homes, Marque Homes, First Place, Royston Homes, SOHO Living, Hattan, Brilley and SOHO Built.a

The Report – sponsored by Colorbond Steel – ranks Australia’s largest 100 residential builders based on the number of homes commenced each year.

Together, the Housing 100 builders delivered 64,407 homes in FY25, up 11 per cent from last year.

Victoria led the way with 20,192 starts or a 31 per cent share of the Top 100 builders activity, followed by NSW on 14,295 and Queensland came in at 13,951 starts. Western Australia builders were delivering 9903 homes followed by South Australia on 5349.

Nearly two-thirds of businesses on the list increased their activity, and 14 new entrants joined the rankings.

Detached homes rose by 4.5 per cent to 46,944 starts; semi-detached homes increased by 24 per cent to 6443 starts; and multi-units surged by nearly 40 per cent to 11,020 starts.

HIA chief economist Tim Reardon said the report’s result was cause for optimism.

“This year saw more homes built, more builders expanding their activity, and growth across detached, semi-detached and multi-unit segments,” he said.

“These results reinforce that Australia’s largest builders are ready to lead the next phase of housing growth.”

The report forecasts that across the whole construction sector detached house starts were forecast to rise to 115,070 in calendar 2025, 7.2 per cent higher than 2024, before peaking at around 125,840 in 2027.

Multi-unit commencements were projected to recover more strongly, reaching 72,070 in 2025 and accelerating towards 97,000 by 2028.

However, the report cautioned that the recovery remained “fragile and uneven” and reform to address structural barriers – including high land prices, planning delays, labour shortages, and a suite of state-based taxes – was needed to cater for Australia’s population growth.

However, Mr Reardon said the outlook for home building was positive.

“Australia’s largest builders have shown once again that they are resilient, capable, and ready to deliver the homes our growing population needs,” he said.
