Property prices to slow, rates to rise

The party penthouse of Bachelor in Paradise star Niranga Amarasinghe has a new owner – a 23-year-old Brisbane real estate agent who sold $68 million worth of property this year.

Aircraft engineer Niranga Amarasinghe – who starred in both Bachelor in Paradise and Angie Kent’s season of The Bachelorette – put his three-bedroom Brisbane bachelor pad up for sale in the hottest market on record, wanting circa $900,000.

First homebuyer, Place Kangaroo Point real estate agent Michael Bacon, 23 – who sold 94 properties this year worth over $68 million – snapped up the property for $772,500, but had to wait three months for the price to drop.

Mr Amarasinghe had bought the property for $507,000 in June 2020, put in about $100,000 in upgrades and then listed it in Brisbane’s hottest market on record.

Mr Bacon – whose clients have included comedian Jackson O’Doherty, rugby union star Quade Cooper and fashionista Thessy Batsinilas – waited for the price to fall.

“I actually saw this place in Windsor online first but they wanted $900,000 and it was unrealistic, so I waited three months until it got to a realistic price of where the market was and bought at a good deal,” he said.

Mr Bacon said he’d been looking all year for his first home.

“It was even hard being a real estate agent and trying to find a property,” he said.

“I missed out on four properties at auction ranging from $876,000 and I was the underbidder by $1000, plus houses in Mt Gravatt in the $1-1.2 million range and also being the underbidder on those properties.

“My advice for buyers in the market is don’t be afraid of missing out on properties; there was one I really loved but a big believer of everything happens for a reason, ‘if it’s not meant to be it’s not meant to be’.”

His tip was to know your budget and don’t go over it.

“Interest rates are low at the moment (but) they will rise,” he warned, with the market still very strong across the board.

“Going into 2022 I think the market will continue to be strong across the board from low to high-end places, houses and apartments.

“My advice if you’re thinking of buying is just do it as rents have increased and you’ll get a cheaper mortgage then a rental at the moment.”
