Snapping up a Toowoomba region home for $250,000 or less could become a thing of the past in the near future — but right now, here are 10 properties on offer for this price point or less.

You might not be able to buy a house or unit in the Toowoomba region for less than $250,000 in just a few years.
That’s according to a local property expert, who says the continued growth in the value of real estate will see some price points disappear in the near future.
Statistics from RP Data suggests the demand for affordable properties is growing, with the market seeing a significant decrease in the number of house and unit sales under $250,000 in 2023 compared to the year prior.
More than 200 sales were recorded at or below that price point last year, down from the more than 400 transactions listed in 2022, nearly 900 in 2021 and a staggering 937 in 2020.
Toowoomba zone chair of the Real Estate Institute of Queensland Daniel Burrett said this showed more homes that would’ve been worth $250,000 are now selling for well above that mark.
“The average house price in Toowoomba has certainly elevated in recent years,” he said.
“It’s first homebuyers predominantly, because a lot of those homes will need work.
“The demand is still pretty high for those, people are scrambling to get a foot into the property market.
“That price point is still important, but given the current growth trajectory, there could be a future where those prices are no longer available.”
Many properties priced under $250,000 right now are seeing dozens in inquiries.
Toowoomba-based agent for Better Homes and Gardens Real Estate David Johnson, who is selling a two-bedroom fixer-upper unit in East Toowoomba (now under contract), said he was flooded with inquiries.
“We had about 30 or 40 people through the first time around, four offers that time, and got it under contract until it fell through on finance,” he said.
“We put it back on the market, had 20 (inquiries) by Tuesday and we picked the best offer from them.
“We’ve had people trying to get into the market and then a lot of investors who were looking to renovate and on-sell or renovate and then rent it and hold it.”
Re/Max Success’ Harsha Kumarasinghe, part of the Jacqui Walker team, said he’d had more than 50 inquiries on a tidy one-bedroom unit on Hill Street in Newtown.
“We had lots of interest from people,” he said.
“(The lower end of the market) is now becoming more attractive, lots of first homebuyers and people looking to downsize.”
1. 15 Taylor Street, Cecil Plains
Offers over $149,000
This two-bedroom, one-bathroom home, selling through Re/Max Success, is located on Cecil Plains’ main street on more than 1000 sqm of land.
“This is a fantastic investment or it’s your opportunity to get out of the rental market and make this home yours,” agent Jeromy Wainwright wrote.
2. 17/33 Margaret Street, East Toowoomba
Overs over $199,000
Featuring two bedrooms and a balcony, dozens of buyers have expressed interest in this unit just metres from Toowoomba Grammar School.
Selling agent David Johnson, from Better Homes and Gardens Real Estate, described it as a “blank canvas”, with the successful buyer needing to renovate it.
“I used to do a lot of fit-out work, and it feels very much like a commercial fit-out that allows you to wipe the slate clean,” he said.
“We’ve had people trying to get into the market and then a lot of investors who were looking to renovate and on-sell or renovate and then rent it and hold it.”
The unit is currently under contract.

Described as a “commercially-focused inner-city studio apartment”, this one-bedroom unit was built to be the on-site manager’s office for the complex known as Joseph Lodge.
Selling agent Jacqui Walker from Re/Max Success said the unit would be ideal for a small business operator.
“Pick this up now, pocket the rent income and move your Business here on cessation of the current lease,” she wrote.
“It’s ideal for a hairdresser, beautician, barber shop or massage therapist.”

Offers over $200,000
A two-bedroom house in Clifton, based on more than 1000 sqm of land, is now for sale along Mason Street.
Agent Helen King has described the home as a “renovator” located in a “growing market”.
“The polished floors would sand back and polish up beautifully or carpet and vinyl would suit the home too,” she wrote on the online listing.
5. 64 Kimberley Drive, Cypress Gardens
Interest above $220,000
This two-bedroom house in Cypress Gardens has been in the possession of elderly owners for decades.
LJ Hooker’s Michael Hosking said the eight hectares of land features plenty of infrastructure including a dam, mains power, septic system, water tanks and 36 sqm workshop.
“This will make an amazing getaway weekender or a home property for the right person,” he wrote.
“The photos tell the story of a house neglected however have a look at what is on offer.”

A unit in one of Toowoomba’s up-and-coming suburbs, this one-bedroom home has fielded more than 50 inquiries.
“We had lots of interest from people either downsizing or first-homebuyers,” sales agent Harsha Kumarasinghe said.
“The backyard is a common backyard to that complex (but) they do have a private courtyard.
“We’re getting inquiries every day for that one.”

Based on eight hectares at Millmerran Woods, this unique home is made out of shipping containers and features a number of unusual elements.
