Housing crisis: Brisbane developer delivers 350 build-to-rent units

Private developer Pellicano has just completed its latest build-to-rent project in Brisbane, and will soon launch another 200 apartments. FIND OUT WHERE.

Private developer Pellicano has just completed its latest build-to-rent (BTR) project in Brisbane as it ramps up its rental housing pipeline in the emerging sector.

Hillyard House is a 150-apartment building offering furnished and unfurnished residences and access to rooftop amenities such as an infinity-edge magnesium pool, an integrated spa, steam room, and cold plunge.

The project located in South City Square, Pellicano and Perri Projects’ master-planned residential, retail, commercial and social destination, only a stone’s throw from the ‘Gabba.

Hillyard House is one of two purely BTR residential towers in South City Square managed by Pellicano Living — the other being Stanley House.

It will soon be launching another two BTR projects with 200 apartments in Fortitude Valley and Kangaroo Point.

Berwick House, at 60-70 Berwick Street, Fortitude Valley, will be a nine-storey residential tower offering 110, one and two-bedroom apartments with high-end furnishings and dedicated car parking on site.

Due to launch in June, facilities will include a rooftop pool and a viewing deck overlooking the city skyline, a barrel sauna and spa, a yoga lawn, barbecue facilities, and a gym.

In Kangaroo Point, Story House, at 21 Duke Street — next to the Gabba stadium — will be an eight-storey residential building offering 86 apartments comprising one and two-bedroom apartments with high-end furnishings and dedicated car parking.

Launching in October, the building will include a suite of amenities such as a rooftop pool overlooking the city skyline, a sauna, a spa, an outdoor gym, a yoga lawn, and barbecue facilities with private dining areas.

Pellicano is one of the few local private players to gain scale in the burgeoning BTR sector, now a $17b asset class with close to 24,000 apartments operating, under construction or in planning.

Pellicano Queensland head of property Michael Kent said he was excited to welcome Hillyard House to the South City Square community, at a time when demand for rental housing was at an all-time high.

“This isn’t just a place to live,” Mr Kent said. “We’ve prioritised residents’ wellbeing by creating a stunning rooftop with in-house wellness amenities that you’d typically find at a dedicated spa or studio.

Pellicano Living is Pellicano’s premium residential management brand, at the forefront of the BTR market in Queensland and Victoria.

Capturing a younger demographic of circa 20 to 35-year-olds, these projects offer residents a resort-inspired lifestyle in key urban locations.

They currently have 12 locations with more than 1,075 apartments and over 2,100 residents.
