Five homes at Blair St and Bondi Rd purchased by Bondi Properties in 12-month period
A raft of residential properties at a prime Bondi location have been sold to a company – whose director is a partner of a leading corporate firms – over a 12-month period.

A raft of residential properties at a prime Bondi Beach location have been sold to a company – whose director is a partner of one of Australasia’s leading corporate firms – over a 12-month period with property owners tight-lipped about the circumstances.
Since July 2022, five properties on a freestanding plot between Blair St and Bondi Rd have changed hands and now stand either empty or remain occupied by the previous owner.
The homes – a mix of freestanding houses and semis – have sold for between $4m and $5.7m over the past 12 months.
The properties sold are 14 Blair St, and 110, 112, 114 and 116 Beach Rd, Bondi.
Each of the five properties was sold to Melbourne-based company Bondi Properties Pty Ltd, according to accredited property data.
The listed director of Bondi Properties is Mark Licciardo, of Albert Park, Victoria.
Mr Licciardo is a partner and managing director at professional services consultancy firm Acclime, which has offices in Melbourne, Sydney and across Australia.
Three properties changed hands in July 2022, with a listed sale price of between $4.09m and $5.64m to the company.
Another property sold to Bondi Properties for $5.69m in December, followed by another sale of $5.67m in January.
Several sources known to this publication have said properties were transacted under an arrangement whereby sellers were able to pay a minimal rent to remain at their properties for a period of years following settlement.
The former owners of the properties were approached for comment and declined to speak, including representatives of a property formerly held by Trustees Of Sisters Of Charity Of Australia for 27 years. Mr Licciardo was also approached for comment.
A Waverley Council spokeswoman said council was aware of potential plans to increase development density at the location following the development of a council report around rezoning in 2020.
“Two years after this strategy was developed, council became aware of potential planning proposals seeking to increase development density in this location,” she said.
“To ensure that future development in this location is appropriate for the area and meets the expectations of council and the community, council resolved in February 2022 to undertake a proactive and strategic planning and urban design study to explore different options that consider height, density, land use, character and transport, before any potential planning proposals are lodged with council.
“Council officers are continuing to work on this study and it is anticipated that this body of work will be completed and reported to council later this year.
The block is currently zoned for residential uses.
