A site earmarked for a future pub in the heart of a growing development site is going on the market before the first sod is even turned.

International property firm JLL Hotels & Hospitality Group has been tapped to sell the Epiq Tavern site in Lennox Head, with developer Clarence Property looking to offload the site.

Clarence Property CEO Simon Kennedy said a development application for the hospitality venue had already been secured, while a hotel licence was not far away.

“The Epiq Tavern site is a cornerstone of our Epiq development and represents a rare opportunity for operators to establish a flagship hospitality venue in one of the most dynamic regions on the NSW coast,” he said.

“This sale aligns with our broader strategy to provide exceptional value and growth opportunities, and caters to pub operators looking to expand their portfolio in this high-growth area which has more than 450 homes.”

The site is 5595sq m and sits just 200m from the recently completed Epiq Marketplace shopping centre, as well as land earmarked for residential development.

Plans for the pub, approved by Ballina Shire Council, reveal it will be a single-storey building with a sports bar and bistro.

An expression of interest campaign will close at noon on September 26.

The sales campaign is being managed by JLL agents Greg Jeloudev, Edward Browne and Ben McDonald.
